Job Description
We're looking for a hands-on property manager to oversee multiple private lakefront properties on Lake George, NY. No tenants, no guests. About half the role is light maintenance and grounds care (including John Deere mower operation); the other half is inspections, vendor coordination, security, and occasional driving of owners in their vehicles and boats. On-site housing is provided. What you'll do: Oversee multiple privately owned lakefront properties; conduct regular interior and exterior inspections and address issues early. Coordinate and supervise vendors including landscaping, snow removal, HVAC, plumbing, electrical, cleaning, pest control, and dock services. Manage security systems, locks, and access control; respond to alerts and incidents.
Perform light maintenance:
minor plumbing, basic electrical, carpentry, painting, drywall patching, caulking, and small appliance troubleshooting. Operate and maintain John Deere mowers and outdoor equipment for lawn care and groundskeeping. Operate owners' boats for property checks, transport, and recreational use; handle docking and seasonal procedures. Drive owners in their vehicles and boats as requested, providing safe and discreet transportation. Complete routine preventive tasks (filters, detector batteries, lubrication, seasonal prep) and pre-/post-storm checks. Maintain organized digital records of inspections, work orders, invoices, warranties, and service history. What you'll bring: 5+ years in residential property, estate, marina, or facilities management combining hands-on maintenance with vendor oversight. Strong handyman skill set across light plumbing, electrical, carpentry, and general building maintenance. Valid New York State boating safety certificate (required), with proven inland-lake boating experience including docking and close-quarters maneuvering. Experience operating and maintaining John Deere mowers and similar grounds equipment. Clean driving record and valid driver's license; comfortable driving SUVs/trucks and towing/launching boats. High integrity, discretion, and professionalism working directly with owners. Strong organizational skills; able to manage multiple properties, vendors, and tasks independently. Comfortable with basic technology (email, spreadsheets, cloud file storage, security/smart-home systems). Willing to live on-site and respond to occasional evening/weekend emergencies or projects.
Compensation and benefits:
$55,000-$85,000 per year depending on experience. On-site housing provided in Lake George, NY. Performance-based incentives available. PTO and more.
