Resident Manager Long Island City, NY 11101 From $32.60 an hour - Full-time From $32.60 an hour - Full-time Job Summary We are seeking a dynamic and detail-oriented Superintendent to oversee the daily operations, maintenance, and upkeep of a residential condominium community. In this essential role, you will serve as the primary on-site point of contact for residents, management, vendors, and contractors, ensuring the property is safe, clean, and well-maintained. You will play a key role in supporting resident satisfaction through responsive service, preventative maintenance, and effective communication while upholding building standards and policies. Responsibilities Oversee and coordinate daily building operations to ensure the property is clean, safe, and well-maintained. Supervise and work alongside maintenance staff, custodial teams, and contractors to complete repairs and ongoing building needs. Respond promptly to resident service requests, maintenance issues, and emergency situations. Conduct regular building inspections to identify maintenance needs, safety concerns, and compliance issues. Coordinate and oversee preventative maintenance programs for building systems including plumbing, HVAC, electrical, elevators, and common areas. Manage vendor relationships, including scheduling, overseeing work quality, and ensuring contract compliance. Implement and enforce building rules, safety protocols, and emergency procedures. Maintain accurate records of work orders, repairs, inspections, and vendor activity. Assist property management with move-ins, move-outs, inspections, and unit turnover coordination as needed. Support security procedures, including monitoring access points and addressing unauthorized activity when applicable. Communicate effectively with residents regarding building updates, maintenance schedules, and policy enforcement. Ensure compliance with applicable housing regulations, building codes, and condominium bylaws. Qualifications Minimum of 5 years of progressive experience in building maintenance, facilities management, or a Superintendent role within residential properties, preferably condominiums or multi-unit housing. Demonstrated ability to troubleshoot and coordinate repairs across HVAC, plumbing, electrical, and general building systems. Exceptional communication and customer service skills, with a proven ability to interact effectively with residents and management. Strong organizational skills and meticulous attention to detail in record-keeping, work order tracking, and administrative tasks. Proven ability to effectively manage vendors and contractors, ensuring timely completion of work and adherence to quality standards and contractual agreements. Comprehensive knowledge of building safety procedures, emergency response protocols, and relevant compliance standards, including local building codes and housing regulations. A calm and effective approach to handling urgent situations, consistently prioritizing safety and building integrity. Proficiency in administrative systems, reporting tools, and maintenance tracking software. Experience with budget oversight and cost management related to property maintenance is a plus. Leadership experience, including supervising and motivating maintenance or custodial teams.
