Property Manager Location:
Mount Vernon, NY (Gated Campus) About the Role We are seeking an experienced Property Manager to oversee operations at a gated affordable housing campus in Mount Vernon, NY. The portfolio includes two residential buildings - a 110-unit building and the 65-unit Friedrichs Residence, a senior housing community. The selected candidate will initially focus on the Friedrichs Residence before assuming responsibility for both buildings. This is a single-hire opportunity with significant scope, requiring someone who is organized, compliance-minded, and comfortable working within HCR/affordable housing regulatory frameworks. Key Responsibilities Manage day-to-day operations of the 65-unit Friedrichs Residence (senior housing), with a path to overseeing the full 175-unit campus Ensure full compliance with HCR regulations, affordable housing requirements, and applicable federal/state/local housing laws Oversee lease administration, rent collection, and tenant relations Coordinate maintenance, repairs, and capital improvement projects with site staff and vendors Manage vendor contracts, budgets, and financial reporting Conduct regular property inspections and address code compliance issues proactively Liaise with ownership and report on property performance, occupancy, and operational issues Supervise on-site staff including superintendents and maintenance personnel Maintain accurate records for regulatory audits and annual HCR certifications Qualifications Minimum 3-5 years of property management experience, preferably in affordable or subsidized housing Experience with HCR (Homes and Community Renewal) compliance strongly preferred Familiarity with Section 8, HUD, LIHTC, or similar affordable housing programs a strong plus Experience managing senior residential communities is highly desirable Strong organizational and communication skills Proficiency with property management software (Yardi, MRI, or equivalent) Valid driver's license and reliable transportation NY Real Estate License or CPM/ARM designation a plus Compensation & Benefits Salary range: $60,000 - $75,000 annually, commensurate with experience.
