A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

We are seeking a Residential Portfolio Property Manager to become a part of our team! This position will report to a senior Property Manager but will have their own portfolio of luxury residential apartment buildings to manage in Nassau County (within 15 min of office) or NYC. Responsibilities include but not limited to: Conduct routine walk-through's of common areas and vacant apartments to ensure that cleanliness and maintenance standards are met Respond to tenant inquiries via phone and email in a timely manner and with professionalism. Oversee all maintenance and repair work, including obtaining quotes from vendors, scheduling and coordinating work, checking on maintenance request completion time and reviewing work after completion with both building staff and with tenants . Obtain cost estimates and bids from contractors and service companies and oversee building contracts and ensuring that suppliers/service providers are meeting contractual obligations (i.e., HVAC, cleaning, landscaping, snow removal, pest control, critical systems maintenance, etc.) Respond to building emergencies to provide guidance and coordinate with building staff and contractors whether in person or over the phone (depending on the specific emergency). Experience with supervising and managing a staff including experience in planning and assigning work and disciplining (write-ups, suspension, termination, etc..) Violation compliance and correction Review residential lease agreements to ensure they are prepared and charged in database correctly Knowledge of fair housing rules and regulations
Qualifications:
2+ years experience in residential property management (high-end luxury rentals experience strongly preferred) knowledge of NYC rent stabilization laws and other rent laws affecting rent increases and lease terms Ability to multitask and prioritize and organize Excellent written and verbal communication skills Comprehensive knowledge of personal computers and various applications such as MS Word, Excel, Outlook and Yardi Voyager Ability & willingness to travel to your assigned properties on a weekly basis Bachelors degree preferred but experience considered Pleas submit resume with your application. This is a 100% in office position from Monday through Friday 9am-5pm and on call as needed for emergency response.
