Job Summary As a Community Manager (Property Manager), you will lead a high-performing team to deliver exceptional resident experience while driving financial performance and operational excellence. Maintain a professional, solution-focused approach during construction disruptions, resident concerns, or operational challenges. Motivate and encourage team members during high-pressure periods such as unit turns, lease-ups, and capital project phases. Results Orientation (Get It Done) Strong leaders have a thorough understanding of financials. By focusing on KPIs like occupancy rates and NOI targets, you drive operational excellence and inspire your team to exceed goals. Drive occupancy through effective leasing strategies, marketing initiatives, and competitive positioning during renovations. Monitor and analyze KPIs such as occupancy, delinquency, renewal rates, rental premiums, and renovation ROI, using the insights to drive performance strategy. Adaptability (Listen & Talk) Change is constant and adaptable leaders keep communities competitive. By listening, learning, and pivoting quickly, you ensure success in a dynamic environment. Adjust operational strategies in response to construction schedules, market conditions, and business priorities. Collaborate cross-functionally with construction, asset management, marketing, and leadership teams. Curiosity (Have Fun) Curiosity sparks innovation and continuous improvement. Leaders who ask "why" and "how can we do this better" uncover trends, challenge assumptions, and deliver creative solutions. Continuously evaluate processes and identify opportunities to improve efficiency, resident satisfaction, and team productivity. Stay informed on market trends, competitor activity, and emerging best practices in multifamily operations and renovations. What You'll Bring - Desired Skills and Experience 3+ years of multifamily property management leadership experience. Experience managing communities undergoing renovations or value-add repositioning is strongly preferred. Strong financial acumen including budgeting, forecasting, and KPI achievement. Proven leadership and team development skills. Excellent communication, conflict resolution, and customer service abilities. Yardi experience preferred. Typical Base Pay Range:
$95,000 - $110,000 per year, plus bonus program participation This pay range is base pay only and does not include any additional compensation or bonuses that this position may be eligible for. The pay range is approximate, and the actual pay may vary depending on related work experience, certifications, education, and other job-related factors. Waterton welcomes all.
