A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

JOB DESCRIPTION FUNCTION
Responsible for the overall operations and success of the communities and achieving property financial and operational objectives as defined by the property owner(s) and Regional Vice President.REPORTS TO
Regional Vice PresidentWORK HOURS
This is a salaried exempt position that may require more than 40 hours per week, including the possibility of evening and weekend time.RESPONSIBILITES
Employee is expected to conduct all business in accordance with Company policies and procedures, all published handbooks, Fair Housing laws (both Federal and local), the Americans with Disabilities Act, the Fair Credit Reporting Act, the National Labor Relations Act, and all other laws pertaining to the multi-family industry.? Specific responsibilities and duties include, but are not limited to:FINANCIAL
Oversee the site teams completion of administrative operations for each community (A/P, evictions, collections, billing, data management and month-end close out procedures). Audit and ensure all rents, deposits, and application fees received are being processed timely as required by company policy. Oversee the management team at each community ensuring all recordkeeping and reporting responsibilities are met on a daily, weekly, and monthly basis. Minimize delinquency losses by ensuring all collection procedures (e.g., late notices, court filings, eviction proceedings, judgments, writs and liens, and collection agency transfers) are completed. Complete weekly/monthly review of all delinquent accounts and provide recap of this review to RVP, PM and APM as applicable. Monitor performance of vendor and vendor relations, including selection, contract/service compliance, work scheduling, billing timeliness, accuracy and insurance compliance. Approve and process invoices for payment and monitor expenses. Complete invoice approval process via OPS technology. Submit third-party vendor invoices timely for payment. Review all monthly financial operating statements for each community. Willing and able to appear in court for legal proceedings when necessary.STAFF MANAGEMENT
Supervise, train, develop and mentor staff. Review proper logs and other activity tracking tools used to promote efficiency Plan, assign, and direct work for employees. Interview and select prospective employees as needed. Complete payroll and employee evaluations as needed. Monitor and review completed leasing consultant schedules and task performance.ADMIN/OFFICE
Investigate and resolve complaints from residents. Approve or deny applicants referred to the Review Board Oversee and ensure Monday Morning Report and other administrative reports are completed and accurate. Ensure applications and lease renewals are processed according to company policies Conduct monthly file audits of new move-ins and recap findings to the Regional Vice President Work with the Regional Maintenance Manager and site teams to ensure all maintenance/service related matters are scheduled and completed timely as it pertains to service requests, apartment turns, including make-ready board updates, and ensure apartments are prepared for move-ins in a timely manner after move-outs.CUSTOMRE SERVICE
Maintain positive customer service attitude. Periodically inspect units with residents, prospects or staff members during move-in/move-out and/or visit/application process Review notices to vacate to determine cause of move-out and focus on resident retention efforts. Maintain high level of resident communication (e.g., complaints, service requests, etc.) Ensure customer service standards are being met to ensure maximum customer satisfaction and retention. Review market surveys and shop competition and be aware of local market conditions.GENERAL:

Minimum 5 years of previous experience in multi-family property management with supervision experience is preferred. Strong initiative and solid leadership potential.
