May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

This role is primarily in-office/on-site, 4-5 days per week, with flexibility in hours and schedule — including the ability to work a longer day during the week to accommodate prospect showings, with flexibility such as leaving early on Fridays. We're seeking a sales-driven, people-first Property Manager to serve as the forward-facing representative for our properties — leading the leasing process, building strong resident relationships, and championing our communities to prospective residents. This person will oversee a portfolio ranging from approximately 130-300 units, owning both the day-to-day communication and paperwork as well as the strategic decisions on resident matters — driving occupancy and closing leases from start to finish. Key Responsibilities Leasing, Sales & Marketing Actively sell available units to prospective residents — leading tours with a sales-first mindset focused on converting interest into signed leases. Respond promptly to rental inquiries, pre-screen applicants, and guide prospects through the full application process, including communicating decisions clearly and professionally. Review and approve applications based on established screening guidelines to ensure the right fit for our communities. Own leasing performance for a portfolio of approximately 130-300 units, working proactively to minimize vacancy and maximize occupancy. Coordinate move-in and move-out logistics and records. Maintain accurate, compelling, and updated property listings across all rental platforms. Support external and internal marketing efforts to promote available units and community lifestyle. Resident Relations Serve as the main point of contact for residents at assigned properties, handling all related communication and paperwork. Support the lease renewal process and ensure compliance with community policies. Address resident concerns and make decisions on lease or resident issues, escalating only when necessary. Lead accountability within the resident community, maintaining a firm-but-fair approach that supports both individual residents and overall community standards. Work with residents on resolving rent delinquencies, applying consistent and fair enforcement of payment policies. Assist with community engagement efforts to strengthen resident satisfaction and retention. Inspections & Compliance Conduct 90-day post move-in inspections to review lease compliance, cleanliness, and general condition. Conduct annual inspections prior to lease renewals, documenting findings and addressing any issues with residents. Perform other general property inspections as needed (non-maintenance specific). Property Support Coordinate with the maintenance team on scheduling and follow-ups (not supervising but ensuring communication flow). Track unit readiness across the portfolio. Maintain resident records in AppFolio, our property management software. Qualifications Previous experience in leasing, sales, resident relations, or property management strongly preferred. Experience in food service or retail (or another fast-paced, customer-service-focused industry) is also a great fit — we value people who know how to read a room, move quickly, and deliver great service under pressure. Demonstrated success in a sales or leasing-driven role — someone who enjoys the close and knows how to sell a property, not just show it. Excellent interpersonal and people skills, with a forward-thinking, strategic approach to problem-solving. Strong decision-making and communication skills. Professional presence and ability to represent the company positively in all interactions. Comfortable with computers and technology, including Microsoft Office (Outlook, Word, Excel) and CRM or property management software (AppFolio or similar). Highly organized, detail-oriented, and able to independently manage the full scope of leasing and administrative work across a larger portfolio (130-300 units). Schedule & Reporting Full-time position. Based in the Troy/Vandalia area, in-office 4-5 days/week, with flexible hours as described above. Reports to the Leasing & Marketing Manager.
