Affordable Housing Property Manager - Urgently Hiring GLR Companies is urgently hiring an experienced Affordable Housing Property Manager to take full ownership of an 85-unit affordable multifamily community, along with a portfolio of single- and two-family homes. About GLR Companies GLR Companies, Inc. is a full-service, third-party property management firm headquartered in Northeast Ohio. We manage multifamily communities of every type, including conventional, HUD/Section 8, and LIHTC, along with commercial properties and community associations, and we take on court-appointed receivership assignments that demand real operational discipline. We are active operators, not absentee managers. Our leadership walks properties, knows the work, and holds itself to the same standards we ask of our teams. We are growing, and we are building the team that grows with us. About the Role This is a heavy, single-operator role for an experienced, self-directed property manager. You will run an 85-unit affordable multifamily community alongside a full portfolio of scattered-site single- and two-family homes. You will carry full responsibility for occupancy, compliance, financial performance, and the resident experience across both the multifamily community and the scattered-site portfolio. This requires genuine comfort managing an affordable multifamily property and a portfolio of individual homes at the same time, shifting between recertifications and file audits at the multifamily community and scattered-site leasing, turnover, and resident management across the individual homes.
What You'll Do Affordable Housing Compliance:
Administer all affordable program requirements at the multifamily community, including initial certifications, annual recertifications, income and asset verification, file accuracy, and agency reporting
Scattered-Site Portfolio Management:
Manage leasing, occupancy, turnover, and resident relations across the full scattered-site portfolio of single- and two-family homes
Voucher Administration:
Manage Housing Choice Voucher (Section 8) residents as applicable across the portfolio, including HAP contract coordination, RFTA processing, inspection scheduling, and housing authority communication
Fair Housing:
Maintain fair housing compliance in every interaction across both the multifamily community and the scattered-site homes
Collections & AR:
Manage rent collection and delinquency across the full portfolio, administer repayment agreements per company policy, and coordinate legal action when warranted
Inspection Readiness:
Keep the multifamily community and all scattered-site homes continuously prepared for NSPIRE, agency, municipal, and insurance inspections; correct deficiencies quickly and document thoroughly
Financial Performance:
Track budget performance, control expenses, explain variances, and deliver accurate weekly and monthly reporting to portfolio leadership and ownership
Maintenance Coordination:
Coordinate maintenance, make-readies, and vendors across both the multifamily community and the scattered-site homes in partnership with GLR facilities leadership; manage work order quality and turn timelines
Operations & Documentation:
Conduct regular inspections, enforce lease terms consistently, document incidents thoroughly, and maintain complete, audit-ready records across the entire portfolio in Rent Manager What You Bring 3+ years of multifamily property management experience with strong affordable housing compliance background (LIHTC and/or HUD/Section 8) required Experience managing scattered-site single-family or small multifamily properties strongly preferred Hands-on experience administering Housing Choice Vouchers and working with housing authorities Strong working knowledge of fair housing law; COS, TCS, HCCP, ARM, or CAM certification a plus Financial literacy, including budgets, variance analysis, delinquency management, and owner reporting Property management software proficiency; Rent Manager preferred Professional written communication that holds up to owner, agency, and housing authority scrutiny Valid driver's license and reliable transportation, required for regular travel across the portfolio Physical Requirements This role combines office work with frequent site walks, inspections, and travel across the portfolio. Requires the ability to walk properties and grounds, climb stairs, inspect units and homes, and travel reliably across multiple locations in all Northeast Ohio weather conditions.
