Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Property Manager - LIHTC Community (Durant, OK)
Location:
Durant, Oklahoma Compensation:
Based on experience Position Overview We are seeking a skilled Property Manager with LIHTC experience to oversee operations at our affordable housing community in Durant, OK. This role requires strong organizational skills, excellent communication, and a solid understanding of LIHTC compliance, Fair Housing, and day‑to‑day property management. Key Responsibilities Property Operations Manage daily office operations, leasing activity, and maintenance coordination. Maintain professional office standards, including routine office and restroom cleaning. Ensure curb appeal, safety, and cleanliness throughout the property. LIHTC Compliance Complete and oversee all LIHTC certifications, annual recertifications, and file audits. Maintain compliance with IRS Section 42, OHFA requirements, and HUD Handbook 4350.3. Prepare and respond to investor, state, or third‑party audit requests. Leasing & Occupancy Manage leasing, waitlists, marketing, and applicant screening. Ensure all leasing practices follow LIHTC and Fair Housing guidelines. Achieve and maintain occupancy goals. Resident Relations Provide professional customer service and resolve resident concerns promptly. Enforce lease terms and community rules consistently. Issue and track notices, including 5‑Day, 10‑Day, and 15‑Day lease violation notices. Reporting & Inspections Conduct weekly site inspections and submit weekly site reports. Prepare monthly investor reports, including occupancy, compliance, and financial updates. Document incidents, maintenance needs, and follow‑up actions. Financial Management Oversee rent collection, delinquency tracking, and eviction processes. Approve invoices and assist with budget management. Monitor vendor performance and property expenses. Team Leadership Train, coach, and support onsite staff. Maintain a positive, professional work environment. Ensure staff follow compliance, safety, and customer service standards.
Qualifications Required:
Minimum 2 years of property management experience LIHTC experience required Strong knowledge of Fair Housing laws Excellent communication, organization, and time‑management skills Ability to manage multiple deadlines and compliance tasks
Preferred:
