Job Description

Job Overview We are seeking a dynamic and proactive Apartment Manager to lead the day-to-day operations of our residential community. In this vital role, you will oversee leasing activities, ensure exceptional customer service, and maintain property standards to create a welcoming and well-managed environment for residents. Your leadership will drive occupancy growth, uphold compliance with housing regulations, and foster positive relationships with tenants, vendors, and team members. This position offers an exciting opportunity to utilize your property management expertise and administrative skills in a fast-paced, rewarding setting. Responsibilities Manage all aspects of property leasing, including conducting tours, processing applications, and executing lease agreements with clarity and professionalism. Oversee tenant relations by addressing inquiries, resolving conflicts promptly, and maintaining high levels of customer satisfaction through excellent service. Ensure compliance with Fair Housing regulations, Section 8 programs, LIHTC (Low-Income Housing Tax Credit), and other relevant legal requirements. Coordinate property maintenance and facilities management to uphold safety standards and property appearance; liaise with vendors for repairs and upgrades. Maintain accurate records using Yardi or OneSite property management software; handle data entry, filing, and reporting efficiently. Administer legal administrative tasks such as lease contracts, notices, and eviction procedures while adhering to landlord-tenant law. Support financial operations by managing rent collections, upselling amenities or services, and assisting with budget tracking. Conduct regular inspections to ensure property cleanliness, safety compliance, and proper maintenance; document findings thoroughly. Foster positive relationships with residents through effective communication, conflict management, and personalized service. Skills Strong knowledge of LIHTC regulations, Section 8 housing programs, Fair Housing laws, and landlord-tenant law. Proficiency in property management software such as Yardi or OneSite; experience with CMMS (Computerized Maintenance Management System) is a plus. Excellent customer service skills with professional phone etiquette and the ability to handle conflict diplomatically. Proven experience in property leasing, sales techniques, upselling amenities or services to residents. Solid understanding of real estate administrative processes including contracts, legal notices, filing systems, and data entry accuracy. Ability to manage facilities maintenance coordination efficiently while ensuring safety standards are met. Effective negotiation skills for lease agreements and resolving resident concerns amicably. Office experience combined with strong organizational skills to handle multiple priorities seamlessly.
