Non-Exempt, Full-Time Position Summary The Area Property Manager oversees the performance, operations, and financial success of a portfolio of residential and multifamily properties. This leadership role manages on-site Leasing Agents and site teams, ensuring operational consistency, regulatory compliance, strong occupancy, and financial performance. This role serves as a strategic partner to the Director of Property Management, driving growth, team development, and exceptional resident experiences.
Key Responsibilities Operations:
Oversee daily operations across multiple properties, enforce company policies, monitor occupancy, rent collections, delinquency, and conduct regular site inspections.
Financial:
Support property budgets, review financial reports and KPIs, identify revenue opportunities, assist with capital planning, and provide performance updates to leadership.
Team Leadership:
Supervise, mentor, and onboard Leasing Agents and site teams; conduct performance evaluations and foster a positive, accountable team culture.
Leasing & Marketing:
Monitor occupancy trends, collaborate on marketing strategies, evaluate market conditions, adjust pricing, and manage online reputation.
Compliance:
Ensure adherence to Fair Housing laws, landlord/tenant regulations, and safety requirements; oversee audits and address escalated resident or legal matters.
Maintenance:
Partner with maintenance teams on work orders, unit turns, preventive maintenance, vendor contracts, and capital projects. Qualifications 3+ years of property management experience; multi-site or supervisory preferred Strong knowledge of Fair Housing and landlord/tenant laws Experience managing property financials and budgets Proficient in AppFolio, Tenant Tech, PropertyMELD, and Microsoft Office preferred. Strong leadership, communication, and conflict resolution skills Reliable transportation required Work Schedule Full-time with regular travel between properties. About Place 2
