Job Description

The Property Manager will work day to day with office administrative staff, owners, and tenants. They will be responsible for maintaining property records, tenant records, payment & invoicing records, as well as day to day communication with both contractors and others as needed. Duties and Responsibilities Maintain financial and statistical reports such as organizing & filing all property communications and documents in temporary and permanent records, maintaining monthly rent logs & trackers Reconcile monetary accounts and expense reports Reconcile or note and report discrepancies found in records Create and maintain inventory reports, manage inventory Research supplies, vendors, contractors, and equipment as requested Provide clerical and administrative support to management as requested Comply with federal, state, and company policies, procedures, and regulations Accept rent from tenants Log rents collected and track delinquent payments, apply late fees to delinquent rent payments, refund deposits to outgoing tenants Make calls or send letters as needed to collect rents, give notice of eviction, or any other communication Assist in screening and selection of tenants Fill out lease agreements Communicate with Community in Action or other groups that work with tenants to help pay rent as needed by gathering all information necessary as quickly as possible Accept maintenance requests from tenants Call or schedule contractors such as electricians or plumbers as needed Complete walk-through paperwork with tenants as they move in and move out Schedule all necessary move in/move out items such as deep cleaning of the property, appliance maintenance, smoke detector checks, carpet cleaning, etc. Communicate with tenants and contractors via telephone or email Follow and maintain knowledge of affordable housing laws and anti-discrimination legislation Other duties as assigned Qualifications Associate's or Bachelor's degree or equivalent work experience Experience with Quickbooks and Accounts Receivable/Payable Excellent interpersonal skills Ability to multitask, pay attention to detail, and independently problem solve Ability to meet short-term and long-term deadlines without supervision Ability to quickly learn new software and technology Experience with spreadsheet applications Ability to work in a fast-pace environment Ability to work as a team and work well with others Ability to work with, count, and count back cash accurately Must be honest, courteous, and respectful to coworkers and superiors alike Must be able to make sound and objective decisions
