Job Description

About the Role We are seeking a reliable, organized, and customer-focused On-Site Property Manager . This role covers leasing, tenant communication, basic maintenance coordination, inspections, and ensuring clean and well-maintained buildings. The ideal candidate is professional, detail-oriented, and comfortable working independently while following established company procedures. Key Responsibilities Leasing & Tenant Relations Market and show upcoming vacancies; respond promptly to phone and online inquiries. Ensure consistent, fair, and legal treatment of all applicants (strict Fair Housing compliance). Review rental applications, understand screening results, and prepare lease agreements and addendums. Explain lease terms clearly to new tenants and complete all leasing paperwork accurately and on time. Maintain strong communication with supervisors and other property managers during shift transitions. Rent Collection & Notices Track rent payments and follow up on delinquent accounts. Serve notices such as 24-Hour Entry Notices and 10-Day Notices for nonpayment (after supervisor review). Keep accurate records of all tenant interactions and notices served. Move-In/Move-Out & Inspections Complete move-out inspections the same day tenants vacate. Document unit conditions through AppFolio and identify turnover needs. Prepare final accountings and move-out paperwork within required timelines. Rekey units between tenants and maintain secure control of all building keys. Conduct scheduled property, unit, and smoke-detector inspections. Property Cleanliness & Minor Maintenance Support groundskeeping efforts to maintain clean, safe, and attractive common areas.
Perform minor repairs such as:
  • Changing locks
  • Replacing toilet seats
  • Installing smoke detectors/batteries
  • Hanging shower liners Remove snow/ice from walkways when needed.
Maintain an organized shop and run monthly/quarterly inspections in AppFolio. Respond to emergencies and lockouts during regular hours and occasionally after hours. Safety & Compliance Understand emergency shut-offs and respond appropriately to fire, plumbing, and other emergencies. Maintain and properly store cleaning products and MSDS documentation. Follow all company procedures outlined in the Property Manager Manual and Emergency Manual. Qualifications Knowledge of Landlord/Tenant Law and Fair Housing Regulations (or willingness to learn). Strong computer skills; comfortable with Microsoft Office and property management software (AppFolio a plus). Professional appearance, strong communication skills, and a positive, solution-focused attitude. Ability to handle sensitive tenant issues with professionalism. Comfortable performing basic maintenance tasks and physical activities such as lifting, bending, and climbing. Dependable transportation, valid driver's license, and proof of insurance required. Physical Requirements Ability to stand, walk, and sit for extended periods. Ability to lift/move up to 10 lbs frequently and occasionally more. Occasional bending, kneeling, squatting, and exposure to outdoor weather. Candidate must have a valid driver's license and reliable transportation as a condition of employment. Position does not require you to live on-site, but preference given to candidates that can live on-site within 90-days. Discounted rent offered to on-site personnel.
