Job Summary Onsite Property Manager Full-Time Onsite Position Location:
Portland Metro Area About Us We are a professional, resident‑focused property management team committed to maintaining well‑run communities, responsive service, and strong tenant relationships. We're looking for a reliable, organized, and people‑oriented individual to join our team as a Full‑Time Onsite Property Manager. This role is ideal for someone who enjoys a mix of administrative work, resident interaction, and hands‑on problem solving. Key Responsibilities Leasing & Resident Relations Help prepare units for showings, including cleaning or staging when needed. Create marketing materials and advertise vacancies in compliance with local and state regulations. Conduct property tours and communicate clearly with prospective residents.
Assist with leasing activities:
tours, applications, screening, move‑ins, and move‑outs. Provide excellent customer service through prompt, professional communication via phone, email, and text. Uphold Fair Housing and Landlord‑Tenant laws at all times. Support resident retention efforts, including helping host community events. Support conflict resolution and help foster a positive community environment. Property Appearance & Curb Appeal Perform daily property walks to ensure a clean, welcoming environment. Daily trash pickup, cleaning common areas, maintaining laundry rooms, empty ashtrays, watering plants, and addressing pet waste or other cleanliness concern. Schedule or perform unit turn over cleaning. Move‑Ins, Move‑Outs & Inspections Complete all aspects of the move‑in and move‑out process: inspections, photos, documentation, payments, and communication. Engage in regular property inspections to identify maintenance needs, safety concerns, and housekeeping issues. Maintenance Coordination Prepare and track unit turn work orders, communicate with vendors and maintenance staff, and ensure timely completion of repairs. Schedule and supervise maintenance staff to ensure a high-quality turn is achieved efficiently. Enter, assign and follow up on resident work orders to ensure repairs are completed in a timely manner with a resident satisfaction. Order supplies, gather bids, and support the Senior Property Manager with ongoing projects. Conduct regular property inspections and report issues proactively. Identify and schedule capital improvement projects. Administrative & Financial Process notices, rent increases, lease renewals, etc.. in accordance with company policies. Maintain accurate resident files, notices, and communication logs. Prepare weekly, monthly and quarterly reports for property owners. Maintain compliance with fair housing laws and company procedures. Support ownership and management with special projects as needed. Work regular office hours as scheduled to provide residents with access to management staff. Qualifications At least 3 years' experience in residential property management and leasing, experience Oregon is a strong plus. Able to "Step In" and "Take Over" an existing residential portfolio. Strong problem-solving skills, communication and customer service skills. Ability to stay organized, prioritize tasks, work independently and manage time effectively. Comfortable learning property management and other office-based software, demonstrate strong computer skills in a variety of applications including (AppFolio, Tenant Tech, Microsoft Programs, etc.). Professional, dependable, and able to adapt to new our companies' policies and procedures.
For the Property Manager title:
prior property management experience and experience in a supervisory role is required. The ability to move onsite within 30 days of hire after initial probationary period. What We Offer Competitive compensation based on experience. Onsite housing option with partial rent credit towards a 1 or 2-bedroom apartment home (Depending on unit availability).
