Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Part-Time Property Manager Coatesville, PA 1 DAYS AGO 22722771 Summary Coatesville, PA In-Person $18.00 per Hour 2 Years Experience No formal schooling No Commission 20.00 hours per week / Day Shift / Part-Time Description Previous Affordable Housing Experience Preferred Summary The Property Manager will have the full responsibility of managing daily operations at assigned properties. Tasks include maintaining property rentals, marketing and filling vacancies, screening prospective tenants, enforcing leases and securing premises. Essential Functions Send out all verification forms and keep accurate record of when they were sent and received. Process all income verifications and prepares Tax Credit calculations in a timely manner. Works closely with Compliance Specialist to obtain additional information, correct errors, and complete the Tenant Income Certification (TIC) as needed. Follows up with applicants to ensure a timely move-in. Monitors closely and adheres to the project(s) recertification schedule, ensuring that annual re-certifications are completed. Makes timely and accurate entries. Complete and understanding of Compliance database/software. Conducts review of all files, with Compliance Specialist, in preparation for annual State and/or other partner audits. Maintains waitlist, date stamp and records application in order received. Corresponds with Housing Authority for updates on vouchers, and make sure they receive all the required documentation. Maintain strict confidentiality of all information and report any breach of integrity which occurs at your property to your Supervisor or the President. Complete State PSR Reports. Approve invoices. Administrative Handle correspondence, telephone contacts, and incoming mail, including confidential materials, in a professional and expedient manner. Set up and maintain accurate files and records. Ensure that all filing is updated in a timely fashion. Greet visitors, answer incoming calls. Taking maintenance work orders and scheduling appointments, maintain calendar of appointments, and play an active role in organizing and prioritizing activities. Prepare, review, and route non-technical routine correspondence as directed. Process applications to ensure the property stays at full occupancy. Behavior Requirements Ability to work with little direction maintaining confidentiality and professionalism. Willingness and ability to learn additional software packages as required. Excellent interpersonal and communications skills. Time Ability to establish strong interpersonal relationships with team members. Professional demeanor. Physical Demands This is a largely sedentary role; however, filing is required. This would require the ability to lift files, open filing cabinets and bend or stand as necessary. Position Type and Expected Hours of Work This is a part-time position. 20 hours a week. The schedule can be flexible as long as the residents are being served properly and the Property Director knows your schedule. Travel Minimal travel is expected for this position. Traveling between properties and there may be occasional training that may require some travel.
