Property Manager / Operations Manager Local Retail, Office & Residential Portfolio Willner Properties — King of Prussia, PA Willner Properties, a boutique mixed-use real estate development, leasing, and management company based in King of Prussia, is seeking an experienced Property Manager / Operations Manager to oversee the day-to-day operations of our locally based portfolio, which includes retail, office, and light residential properties. This is an excellent opportunity for a proactive, hands-on professional who wants to play an important role in the operation, management, and continued growth of a diverse real estate portfolio. We are looking for someone who enjoys taking ownership, solving problems, building strong tenant and vendor relationships, and contributing meaningfully to a company where individual effort is noticed, valued, and rewarded. The ideal candidate is dependable, detail-oriented, flexible, and comfortable managing a wide range of responsibilities in a local, relationship-driven real estate environment. We are looking for someone who is reliable, consistently shows up for the team and the company, takes pride in their work, and has a genuine passion for property management. Responsibilities Responsibilities include, but are not limited to: Oversee day-to-day operations of the properties and support ownership's goals for well-managed, well-maintained buildings. Serve as a primary point of contact for tenants, with a strong focus on responsiveness, professionalism, and tenant satisfaction. Support management's implementation of policies, procedures, and programs related to building operations, maintenance, tenant relations, and property performance. Place strong emphasis on tenant needs, environmental health and safety, maintenance, repairs, and overall property presentation. Coordinate maintenance, repairs, vendor services, janitorial services, landscaping, snow removal, security, life safety, HVAC, window cleaning, general maintenance, and other building systems. Handle tenant complaints, service requests, and operational issues in accordance with lease terms and company procedures. Conduct regular property inspections, including tenant spaces, vacancies, exterior areas, and building systems, to ensure proper upkeep and lease compliance. Maintain administrative files, records, reports, and correspondence related to building operations, tenants, vendors, and property matters. Work closely with accounting and the Controller on budgeting, reporting, vendor issues, invoice questions, and overall financial performance of the properties. Assist with annual budget preparation and monthly reporting. Obtain bids, estimates, and proposals for repairs, replacements, upgrades, and property improvements. Monitor progress of repairs, construction projects, tenant improvements, and buildouts. Review, code, and help ensure accuracy of invoices and contract-related expenses. Identify and investigate cost-saving opportunities. Communicate with tenants regarding rent, invoices, collections, and account-related questions as needed. Assist the accounts receivable team in helping ensure tenant payments are timely. Manage vendor relationships and periodically meet with contractors and service providers. Assist with contract management, lease compliance, and operational follow-through. Travel locally to visit, tour, inspect, and manage properties within approximately 30 minutes of King of Prussia. Qualifications The ideal candidate will have: 10+ years of property management experience , preferably with office, retail, commercial, mixed-use, or similar properties. Bachelor's degree preferred, ideally in a related field. Strong professional references that speak to reliability, integrity, follow-through, communication skills, and property management experience. Strong knowledge of building operations, tenant relations, vendor management, budgeting, reporting, and lease administration. Experience with property management and accounting software such as Rent Manager, Yardi, MRI, or similar platforms. Proficiency in Microsoft Word, Outlook, and Excel. Ability to analyze and negotiate commercial lease and/or contractual language preferred. Strong attention to detail and the ability to prioritize, multitask, and follow through. Excellent verbal and written communication skills. Dependability, flexibility, discretion, and the ability to maintain confidentiality. Reliable, team-oriented, and consistently committed to showing up for the company, the properties, tenants, vendors, and fellow team members. Genuine passion for property management, building operations, tenant relationships, and maintaining high-quality properties. Proven experience managing, evaluating, developing, and motivating associates, vendors, or team members. Ability to travel locally for property visits, inspections, tours, and meetings. Must live within a reasonable rush-hour commute of our King of Prussia office. Compensation & Benefits Job Type:

$75,000 - $125,000 per year, depending on experience and qualifications Benefits may include: 401(k) Health insurance Paid time off Flexible schedule Professional development assistance Schedule Monday to Friday Weekends as needed In-person position, with potential flexibility over time Experience Requirements Property management experience with office and/or retail properties: 10 years required Commercial, mixed-use, or local portfolio management experience strongly preferred Work Location This is an in-person position based in King of Prussia, PA, with regular travel to local properties. Some flexibility may be available over time based on business needs and performance.
