Property Manager Position Summary The Leasing Specialist is responsible for leasing apartments, delivering exceptional customer service, supporting resident retention, and assisting the Property Manager or APM with administrative, operational, and financial functions. This position serves as a key support role to management and acts as the Property Manager's or Assistant Property Managers' representative in their absence. Core Responsibilities - Leasing & Marketing Conduct property tours and showcase apartment homes and community amenities. Respond to prospect inquiries via phone, email, website, and walk-ins. Process applications and verify applicant qualifications. Prepare lease agreements, renewals, and move-in documentation. Track leasing traffic, follow-ups, and conversion ratios. Assist with community marketing and outreach initiatives. Maintain occupancy goals and minimize vacancy loss. Conduct market surveys and maintain reports Resident Relations Serve as the first point of contact for residents and prospective residents. Address resident concerns and coordinate resolutions. Assist with move-ins, move-outs, and renewal discussions. Promote resident retention programs and community events. Maintain positive resident relationships and customer service standards. Management Support Assist the Property Manager or APM with daily operations and administrative tasks. Prepare reports related to occupancy, leasing activity, delinquency, and renewals. Monitor resident accounts and assist with rent collections. Follow up on delinquent accounts and payment arrangements. Assist in enforcing lease terms and community policies. Support vendor coordination and maintain vendor documentation. Maintain resident files and ensure compliance with company standards. Perform property inspections and report deficiencies to management. Coordinate resident communications, notices, and correspondence. Track work orders and ensure timely follow-up with residents. Assist with budget monitoring, invoice processing, and expense tracking. Provide coverage for the Property Manager or APM during vacations, absences, or off-site meetings. Participate in staff meetings and contribute operational recommendations. Operations & Compliance Ensure Fair Housing and company policy compliance. Maintain accurate records in property management software. Support audit preparation and file reviews. Assist with emergency preparedness and incident documentation. Help maintain a professional office environment and community appearance. Key Performance Expectations Achieve leasing and occupancy goals. Maintain high resident satisfaction. Support timely rent collections. Ensure accuracy of resident records and reports. Demonstrate professionalism, initiative, and problem-solving abilities. Effectively support the Property Manager or Assistant Property Manager in achieving property performance objectives.
Pay:
$25.04 - $30.16 per hour Expected hours: 40.0 per week
