Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Role:
The Area Manager is responsible for the operational success of a portfolio of luxury vacation rental properties within an assigned market. This role oversees property onboardings, daily operations, owner relationships, and vendor coordination to ensure every home consistently delivers an exceptional owner and guest experience while meeting NC Stays' luxury hospitality standards.
Responsibilities:
Property Onboardings Project manage all new property onboardings from signed agreement through first guest. Coordinate vendors, contractors, and internal teams throughout the onboarding process. Approve marketing and listings before they go live. Ensure every property is launch-ready within NC Stays standards and timelines. Property Operations Oversee quality control inspections and property standards. Coordinate concierge services, cleaning teams, maintenance vendors, and contractors. Schedule and oversee preventative maintenance and deep cleanings. Manage linen inventory, par levels, and replacements. Ensure guest-related issues are resolved within 24 hours or less. Owner Experience Serve as the primary operational liaison for homeowners. Maintain proactive communication with owners. Understand and assist with the Owner Portal and Owner Statements. Build long-term owner trust through exceptional service. Team Collaboration Partner with Guest Services VAs to deliver outstanding owner and guest experiences. Empower Guest Services VAs to own day-to-day communication and problem-solving. Provide support and guidance on escalated operational issues. Continuously improve systems, processes, and operational workflows. Results (What Success Looks Like) Maintain a 4.95+ guest rating across the portfolio. Complete all property onboardings in 14 days or less . Complete two deep cleans annually for every property. Resolve guest-related issues within 24 hours or less . Successfully scale and manage a portfolio of 50 luxury vacation rentals by 2027 while maintaining NC Stays' hospitality standards.
Requirements and Qualifications:
Strong organizational and project management skills. Excellent communication and relationship-building abilities. Exceptional problem-solving skills with strong attention to detail. Ability to prioritize multiple projects in a fast-paced environment. Hospitality, property management, operations, or project management experience preferred.
