A Property Manager manages operations for an apartment building or complex. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We're not looking for someone to "assist" with property management. We're looking for someone who can own a portfolio like it's their business. CRT Management is a growing property management company specializing in single-family, scattered-site homes and we need a licensed Property Manager who can keep things moving, solve problems fast, and stay ahead of the chaos (because yes… there will be some). If you like structure, accountability, and being trusted to run your lane; keep reading. If you need constant direction… this probably isn't your role. What You'll Actually Be Doing This is a hands-on, full-cycle role. You'll be responsible for: Managing a portfolio of single-family homes from move-out → make-ready → new lease Coordinating and owning the make-ready process (not just watching it happen) Communicating with tenants, vendors, and occasionally owners Handling maintenance requests and ensuring they're actually getting done Managing rent delinquencies and lease compliance Conducting inspections and identifying issues before they become problems Staying on top of Section 8 timelines, HOA requirements, and compliance Driving your portfolio regularly (yes—this is not a desk-only job) What Success Looks Like Properties turn quickly and are rent-ready without delays Tenants get responses (not radio silence) Maintenance doesn't sit unresolved You don't wait for problems; you catch them early What We're Looking For Active Colorado Real Estate License (required) Experience in property management (single-family or multi-site preferred) Strong organization and time management (you'll juggle a lot) Comfortable being in the field regularly Solid communication—clear, direct, and professional Experience with AppFolio is a big plus Reliable vehicle + valid driver's license Not a

The Details Schedule:
Monday-Friday, 9-5 (with flexibility for evenings/weekends as needed)
