This part-time position is well suited for an experienced property-management professional who enjoys assisting residents, showing apartments, coordinating vendors, completing inspections, and maintaining accurate records. The selected candidate must live at the assigned property and consistently maintain a professional presence when interacting with residents, applicants, vendors, and management. Primary Responsibilities Resident Support Welcome new residents and assist with move-in procedures. Conduct resident orientations and distribute keys, remotes, and other property materials. Record resident communications and relevant activity in AppFolio. Maintain appropriate professional boundaries with residents. Leasing and Apartment Showings Show available apartments to prospective residents. Follow up with qualified prospects. Accurately present apartment features, rental requirements, and community information. Maintain guest cards and leasing activity in AppFolio. Support approved outreach and marketing activities. Monitor local rental activity and communicate relevant market feedback to management. Inspect available apartments regularly and report readiness concerns. Inspections and Property Operations Conduct routine property walks and common-area inspections. Identify maintenance concerns, safety issues, and property appearance deficiencies. Complete vacant-unit, move-in, move-out, and annual unit inspections. Document inspection findings with detailed notes and photographs. Create work orders in AppFolio based on inspection findings and resident requests. Coordinate access for approved vendors and maintenance personnel. Verify completed work and follow up with residents. Escalate urgent or unresolved issues to management promptly. Help maintain the appearance, cleanliness, safety, and condition of the property. Administrative Support Maintain accurate prospect, resident, inspection, and property records. Track leasing, vacancy, move-in, and move-out activity. Follow company policies, Fair Housing requirements, and established operating procedures. Required Qualifications At least four years of on-site or residential property-management experience. At least one year of hands-on AppFolio experience. Strong customer-service and professional communication skills. Ability to work independently and follow issues through completion. Strong organization, documentation, and time-management skills. Ability to prioritize resident concerns, inspections, leasing, vendors, and maintenance activity. Comfortable using email, Microsoft Office, mobile applications, and property-management technology. Ability to maintain professional resident boundaries and protect confidential information. Reliable transportation for approved local property assignments, if required. Schedule and Availability Part-time position. Workload generally ranges from approximately 6-15 hours per week. Compensation and On-Site Housing Hourly compensation: $20.00-$24.00 per hour . A discounted one-bedroom apartment is available at the assigned property. Monthly apartment rent is approximately $1,750 . Apartment rent and hourly compensation are separate. The position does not guarantee enough working hours to cover the monthly apartment rent. Additional paid hours may occasionally be available for unit turnovers, leasing activity, special assignments, and other approved property needs. Physical Requirements The employee must be able to: Walk throughout the apartment community. Climb stairs and conduct unit and common-area inspections. Stand for extended periods while showing apartments or meeting vendors. Use a computer and mobile device for documentation and communication.
