Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

This position plays a critical role in maintaining the safety, quality, and appearance of our residential rental portfolio throughout the Greater Cleveland area. As a Field Technician, you'll spend your days in the field performing property inspections, supporting move-ins and move-outs, coordinating with vendors, and assisting multiple departments to ensure our residents receive exceptional service. Key Responsibilities Maintain a professional appearance and represent Tactical Property Management with a positive, customer-focused attitude. Provide exceptional service to residents, property owners, vendors, and business partners. Conduct detailed occupied, vacant, move-in, move-out, maintenance, and quality-control inspections. Identify maintenance deficiencies, safety hazards, lease violations, and code compliance concerns. Document inspection findings with detailed notes and photographs using company software. Coordinate and assist with move-in and move-out activities, including key exchanges, lockbox installation and retrieval, and appointment scheduling. Verify completion and quality of vendor work and report deficiencies. Follow up on resident concerns to ensure timely and satisfactory resolution. Deliver notices, signage, and other property-related communications when necessary. Assist with occupancy checks, utility verifications, and property condition assessments. Maintain accurate records of inspections, maintenance activities, and completed work. Collaborate with Leasing, Maintenance, Property Management, and Accounting teams to support daily operations. Operate company software to manage inspection reports, resident information, work orders, and field activities. Prioritize daily assignments while responding to changing operational needs. Perform other duties as assigned. Qualifications High school diploma or GED required. Valid Ohio driver's license with a clean driving record. Reliable personal vehicle with current automobile insurance. Ability to pass a criminal background check. Strong written and verbal communication skills. Excellent organizational and time management abilities. Proficiency with Microsoft Windows, smartphones, tablets, and mobile applications. Ability to work independently with minimal supervision while remaining a collaborative team member. Strong attention to detail and excellent observational skills. Outstanding customer service and conflict resolution abilities. Ability to remain calm and professional in fast-paced or high-pressure situations. Ability to prioritize multiple assignments and consistently meet deadlines. Preferred Qualifications Previous experience in property management, facilities, maintenance, construction, inspections, or a related field. Familiarity with property management software. Knowledge of residential housing standards and basic building systems. Experience taking detailed inspection photographs and documenting property conditions. Physical Requirements Frequently walk, stand, climb stairs, bend, kneel, crouch, and lift up to 50 pounds. Work indoors and outdoors in varying weather conditions throughout the year. Drive between multiple properties daily throughout the Greater Cleveland area. Occasionally work evenings or weekends as business needs require.
