ABOUT KAIZEN GUEST PROPERTIES
Kaizen Guest Properties is a Frisco based furnished housing operator. Since 2020 we have run a portfolio of fully furnished homes and apartments across Frisco for corporate travelers, relocating families, traveling healthcare and construction crews, and visitors coming into town for Universal Kids Resort, PGA Frisco, and the Star. We are roughly 20 properties today, a mix of 3 to 5 bedroom single family homes and Class A apartments, and we expect to be at 25 to 30 within the next year. Our homes run near 90 percent occupancy and hold 4.6 plus star ratings because we do not cut corners on the physical product. "Kaizen" is the Japanese word for continuous improvement. That is not a slogan here. It is the actual standard, and it is the reason this position exists.
WHY WE ARE HIRING
Right now our guest services team works remotely and our handyman handles the field. That setup gets things fixed. It does not catch things before they break, and it does not guarantee a guest walks into a home that feels perfect. We want one person on the ground in Frisco who owns the physical condition of every property and the coordination of everyone who touches it. Someone who walks into a unit and notices the scuffed baseboard, the burnt out bulb in the hallway, the towel that came back gray, the slow drain that will be a service call in three weeks. Someone who does not leave until it is right. If you are the kind of person who straightens a crooked picture frame in someone else's house, this is your job.
THE ROLE
Property Manager Assistant, field based. Part time contract, roughly 20 to 25 hours per week, paid $2,000 per month. You set your own daily route. The work is real and it is local. You will be driving between Frisco properties. You report directly to the owner and you are the hub between our remote guest services team, our cleaners, our handyman, and our outside vendors.
WHAT YOU WILL DO
Property inspections Walk every property on a set rotation and after turnovers Photo document condition and test what guests touch: HVAC, water pressure, hot water, appliances, WiFi, locks, lighting, TVs Check linen and towel quality, and verify the cleaner actually cleaned rather than tidied Catch small problems while they are still small Guest support and communication Back up our guest services team on messaging and handle anything that needs a human on site Responsible for guests having a smooth experience by ensuring their messages and issues are responded to in a timely manner Solve lockouts, missing items, appliance issues, and complaints in person, quickly, and without drama Turn a bad moment into a five star review Vendor and team coordination Schedule and meet handymen, HVAC, plumbers, pest control, landscapers, pool service, appliance repair, and locksmiths Be there when they arrive and verify the work before you release them Keep our vendor bench sourced, priced, and accountable Turnover quality control Coordinate with cleaners on scheduling and standards, and inspect behind them on a rotating basis Handle the last mile so a guest checking in at 4pm walks into a home that is genuinely ready Field errands and stocking Supply runs, restocking consumables and linens, receiving and placing furniture deliveries Hanging or swapping small items, taking listing photos when something changes, and the hundred small errands a 25 property portfolio generates New unit onboarding Meet the locksmith and the internet installer, receive furniture, stage and stock the home, and run the first inspection before it goes live Reporting Log every inspection, issue, and vendor visit in our systems with photos. If it is not documented, it did not happen
WHAT WE ARE LOOKING FOR
Required You live in Frisco or within about 20 minutes of it. This is a boots on the ground role and the commute has to be short Reliable vehicle, valid Texas driver's license, and current auto insurance. Mileage is reimbursed Smartphone and genuine comfort with apps. We run on Hostaway, Google Workspace, group messaging, and photo based checklists. You do not need to know our tools, but you need to pick up software quickly Availability for an on call rotation that includes evenings and weekends. Guest problems do not keep business hours. Most weeks this is quiet. Some weeks it is not Ability to lift and carry up to 40 pounds, climb a step ladder, and be on your feet in and out of homes all day Legally authorized to work in the United States Strongly preferred Two plus years in one of these worlds: multifamily leasing or assistant property management, hotel housekeeping or rooms inspection, short term rental co-hosting or cleaning management, or facilities and field service coordination A real feel for hospitality. You understand the difference between a room that is clean and a room that feels cared for Experience directing vendors and holding them to a standard without being unpleasant about it Who actually thrives here The detail is the job. We are not hiring someone to knock out a list and leave. We are hiring someone who takes their time, looks in the cabinets, runs the shower, and tells us the truth about what they found You are self directed. Nobody is watching your calendar. You build your own route and you get it done You are calm with people. Guests get frustrated, vendors miss windows, cleaners run behind. You handle all of it without escalating it You communicate proactively. We would rather hear about a problem at 9am than discover it at checkout You take ownership. When something goes wrong at a property, your instinct is to go handle it, not to forward it
COMPENSATION AND TERMS
$2,000 per month, paid as an independent contractor (1099) Roughly 20 to 25 hours per week with a flexible schedule you largely set Mileage reimbursed at the IRS standard rate All supplies, tools, and job related purchases covered by the company Path to expanded scope and pay as the portfolio grows toward 30 properties Local Frisco work only. No relocation, no overnight travel
