A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

You'll run our Augusta market end to end: property management, renovations and construction oversight, and guest services for our short-term rental. TPK Management runs a growing portfolio of single-family rental homes in Augusta, GA, and this is a full-time role with real ownership of the outcome. For the right person it grows into much more. You'd be the point of contact for tenants, guests, applicants, and vendors in the market. Learn more about us at tpkmanagement.com. What you'll do:
  • Market vacant rental homes, run showings, and respond to leads quickly
  • Process rental applications and screening reports against written criteria
  • Coordinate maintenance and repairs: dispatch vendors, confirm completion with photos
  • Build and manage a bench of reliable contractors and handymen
  • Run renovations and turnovers as the construction manager: scope walks with photos, collect bids, book contractors, hold committed completion dates, and walk every job against a written checklist before final payment
  • Manage guest services for our Augusta short-term rental (Airbnb): guest messaging, turnovers, quick issue response
  • Schedule and attend property inspections and keep lease and rent paperwork current
  • Follow up on late rent on a set notice schedule and keep clean records of every step
  • Help grow the portfolio: scout neighborhoods, spot off-market acquisition opportunities, and bring deals to ownership.
  • Send a short weekly update covering rent collected, vacancies, work orders, and prospects What we're looking for:
  • Real estate experience preferred. One to two years is a good fit, but a strong candidate with a willingness and excitement to learn can win this role without it. An active real estate license and Section 8 / Housing Authority experience are pluses but not required. Construction or renovation experience is also a plus.
  • Organized and responsive. Tenants, guests, vendors, and applicants get answers the same day, not next week
  • Someone who brings solutions to ownership, not just problems. Your read on the situation is the most valuable thing you can deliver
  • Comfortable with software, and able and willing to learn our AI-driven processes. We run leases, work orders, and expenses through online systems, and AI handles a growing share of the routine work. You'll be trained on all of it
  • Reliable vehicle, valid driver's license, and a smartphone. You'll be photographing properties and repairs constantly
  • Self-directed. You'll work from a written playbook, but nobody is standing over you day to day. If you need constant direction, this isn't your role Why this role:
