A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

This is a rare hybrid role for someone who can run a tight portfolio and lead construction and renovation projects from the ground up. You'll work side by side with our COO and CEO, serving as a trusted representative of leadership — taking ownership of projects, solving problems independently, and keeping the big picture on track. Portfolio Operations & Leadership Own the day-to-day performance of a multi-property portfolio — operations, budgets, results Conduct regular property visits and inspections to uphold operational standards Review property performance and roll out action plans to drive improvement Ensure compliance with company policy and applicable laws across the portfolio Use OneSite and BlueMoon to track performance, compliance, and reporting accuracy Construction & Project Management Lead renovation, capital improvement, and new construction projects start to finish Partner with contractors, architects, and vendors to keep projects on time and on budget Review bids, proposals, scopes of work, and project costs Conduct site visits to monitor progress and ensure work meets company standards for quality and safety Serve as the primary point of contact for assigned projects, keeping them moving and on track Executive Support & Decision-Making Step in as a trusted voice for the COO, CEO, and senior leadership, making smart calls on their behalf Bring solutions and recommendations to leadership — not just problems Provide regular updates on project status, budgets, risks, and operational issues Keep communication flowing between leadership, property teams, contractors, and vendors Financial Management & Leasing Develop and manage annual operating budgets across the portfolio Monitor occupancy, revenue, expenses, and delinquency trends Review and approve capital expenditures and major operational costs within your authority Push occupancy, leasing performance, and resident retention forward Support marketing initiatives that drive traffic and leases Team & Resident Experience Recruit, train, and mentor Community Managers and on-site teams Conduct performance evaluations and coach for professional growth Foster a positive, accountable, results-driven culture Support on-site teams in resolving resident concerns and protecting community reputation What You Bring 5+ years as a Regional Manager or senior multi-family property leader Real construction or project management chops — renovations, capital projects, or new builds A track record of working closely with executives and senior decision-makers Fluency in OneSite and BlueMoon, including reporting, compliance, and lease administration A sharp eye for budgets, financial reporting, and construction processes Strong leadership, communication, and organizational skills Comfort managing multiple projects and priorities at once Willingness to travel regularly between properties and project sites Bilingual (English/Spanish) is a strong plus What We Offer Competitive salary Mileage reimbursement Paid time off and holidays Health, dental, and vision coverage A real path for career growth as we expand our portfolio If you're ready to lead, build, and grow with us — we'd love to hear from you.
