Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Rental Property Manager We are seeking a dependable, well-organized, and personable property manager to oversee the day-to-day operations of a rental portfolio in Santa Barbara and Isla Vista. Work Schedule:
This is a full-time salaried position in an industry that has dynamic and fluctuating needs. An ideal candidate will be able to accommodate a flexible work schedule that will accommodate some evenings and some weekend hours to accommodate resident needs by balancing these time demands with some personal time throughout the week. Key Responsibilities The ideal candidate will enjoy working with people, be comfortable handling multiple responsibilities, and provide professional, courteous service to residents, prospective tenants, vendors, and staff. Manage all aspects of property leasing, including marketing vacancies, conducting tours, and processing lease or rental agreement applications with precision. Respond to resident questions, concerns, and maintenance requests in a professional and timely manner. Resolve conflicts effectively through negotiation and conflict management strategies while maintaining positive relationships with tenants. Coordinate with maintenance staff, vendors, contractors, and other service providers and supervise work completion. Conduct regular property inspections and help ensure that properties are clean, safe, and well maintained. Help resolve resident concerns while maintaining a friendly, respectful, and professional attitude. Travel locally when needed for property errands, inspections, supply purchases, or other business-related tasks. Perform other property management duties as assigned. Required Qualifications Strong organizational and time-management skills. Basic computer skills - we use AppFolio property management software. Excellent communication and people skills. Dependable, professional, and able to work independently. Be a self-starter and a problem solver. Ability to manage multiple tasks and priorities. Reliable personal vehicle, valid driver's license, and current automobile insurance. Preferred Qualifications Property management and other management experience are helpful but not mandatory . We are willing to consider a motivated candidate with strong organizational skills, good judgment, and the ability to work well with people. Previous apartment or property management experience. Leasing, customer service, office management, or general management experience. Familiarity with maintenance coordination, rent collection, and resident relations.
Pay and Benefits:
Salary range from $80,000 to $110,000 per year, depending on experience. Observation of major holiday + two weeks paid time off. Eligibility for group health care plan. Once eligible, contribution into a 401 K retirement plan.
