The Role As a Residential Property Manager at BMP, you'll be the heart of the properties you oversee, the person residents count on, the one who keeps operations humming, and a trusted partner to property owners. You'll manage the day-to-day with confidence while keeping an eye on the bigger picture: well-maintained properties, strong occupancy, and residents who feel at home. Key Responsibilities Property Operations Oversee all day-to-day property operations, including routine maintenance scheduling, inspections, and vendor coordination Maintain property condition and ensure ongoing compliance with local, state, and federal requirements Respond promptly to maintenance requests and resident concerns, following up to ensure resolution Collaborate with maintenance staff, accountants, and regional property managers to keep operations running efficiently Resident Relations Serve as the primary point of contact for residents — answering questions, resolving concerns, and keeping them informed Manage lease renewals, new lease signings, move-ins, move-outs, and all resident communications Handle rent collection, track delinquencies, and manage overdue accounts in a professional and timely manner Build positive, long-term relationships with residents that support retention and community satisfaction Leasing & Marketing Show available units and represent the property professionally to prospective tenants Manage the full leasing cycle, from inquiry and application through approval and move-in Assist in developing and executing strategies to maintain high occupancy and minimize costly turnover Partner with leadership on marketing initiatives and competitive pricing What We're Looking For 3+ years of residential property management experience Strong communication skills, clear, professional, and personable with residents, vendors, and team members alike Solid problem-solving ability and a calm, solutions-focused approach under pressure Proficiency with property management software (AppFolio, Yardi, or similar) Working knowledge of local and federal landlord-tenant and fair housing laws Highly organized, able to manage multiple priorities and meet deadlines consistently A genuine customer-service orientation, you care about people and it shows Valid driver's license What We Offer Competitive pay commensurate with experience Health, dental, vision, and life insurance Health and dependent care FSAs Generous PTO, paid holidays, and paid volunteer hours Summer hours on Fridays 401(k) retirement plan Ongoing professional development and growth opportunities A supportive, team-oriented culture where your work actually matters
