This leadership role partners closely with Property Managers to drive occupancy, financial results, resident satisfaction, and operational excellence across multiple communities. Primary Role The Regional Property Manager is responsible for the operational and financial performance of an assigned portfolio of properties. This role provides leadership, coaching, and strategic direction to Property Managers while ensuring company standards, resident experience, financial goals, and operational excellence are consistently achieved. They empower their teams to make decisions, solve problems proactively, and take ownership of their communities. They create consistency across their portfolio while continuously improving operations, developing people, and delivering exceptional results for residents, investors, and the company. Key Responsibilities Leadership & Team Development Lead, coach, and develop Property Managers and onsite teams. Foster a culture of accountability, ownership, collaboration, and continuous improvement. Conduct regular property visits, one-on-one coaching meetings, and performance evaluations. Assist with recruiting, interviewing, onboarding, and developing team members. Identify future leaders and create development opportunities within the organization. Property Operations Oversee daily operations across an assigned portfolio of communities. Ensure company policies, SOPs, and operational standards are consistently followed. Support Property Managers in resolving complex resident, personnel, and operational issues. Monitor property appearance, maintenance standards, safety, and curb appeal. Assist with property takeovers, transitions, acquisitions, and special projects as assigned. Financial Performance Partner with Property Managers to develop and manage annual operating budgets. Review financial reports and key performance indicators to identify trends and opportunities. Monitor occupancy, revenue, delinquency, expenses, and Net Operating Income (NOI). Develop action plans to improve financial performance and operational efficiency. Review and approve invoices, contracts, and expenditures within approval authority. Leasing & Resident Experience Monitor leasing performance and resident retention across the portfolio. Partner with the Marketing team and onsite staff to develop leasing strategies. Review market surveys, pricing recommendations, and occupancy trends. Support Property Managers in resolving escalated resident concerns while promoting exceptional customer service. Maintenance & Capital Projects Partner with Regional Maintenance leadership and onsite teams to ensure timely completion of work orders and preventative maintenance. Monitor unit turn performance and apartment readiness. Assist with capital improvement planning and project execution. Evaluate vendor performance and maintain strong vendor relationships. Compliance & Administration Ensure compliance with Fair Housing laws, company policies, and all applicable federal, state, and local regulations. Review property audits and compliance documentation. Maintain accurate reporting and communicate portfolio performance to executive leadership. Participate in strategic planning, leadership meetings, and company initiatives. Qualifications 5+ years of residential property management experience, including multi-site leadership preferred. Demonstrated success leading and developing high-performing teams. Strong financial management and budgeting experience. Excellent leadership, communication, and conflict-resolution skills. Ability to analyze financial reports and operational performance metrics. Experience with property management software (AppFolio preferred). Strong organizational skills with the ability to manage multiple priorities. Bachelor's degree preferred or equivalent combination of education and experience. Ability to travel regularly between assigned communities.
Salary & Benefits Salary Range:
