Job Description

We are seeking a skilled, dependable Maintenance Manager to join our property management team. This is a full-time, hands-on position working approximately 40 hours per week throughout Middle Tennessee. This role is ideal for someone who takes pride in their work, communicates exceptionally well, and can diagnose and complete repairs without needing constant direction. You will be responsible for maintenance and repairs across residential rental properties, including both occupied homes and vacant turnovers. Strong experience in plumbing, electrical work, and framing is required. HVAC and appliance repair experience are strongly preferred but are not required. Responsibilities may range from small everyday repairs to larger turnover projects, so applicants must be comfortable handling a wide variety of maintenance needs.
The right candidate must:
Have hands-on experience with plumbing, electrical work, and framing. Be able to independently troubleshoot and complete repairs. Be dependable, punctual, organized, and responsive. Communicate professionally and consistently with tenants, homeowners, vendors, and our office. Be comfortable entering and working inside occupied rental homes. Treat tenants, their belongings, and each property with care and respect. Keep work areas clean and professional. Be comfortable completing everything from minor repairs to full property turnovers. Provide clear job updates, photos, material needs, and completion notes. Be comfortable using maintenance software, text messaging, email, and smartphone applications. Have reliable transportation and be willing to drive throughout Middle Tennessee. Have their own standard tools. Specialty tools may be provided as needed. Be able to manage multiple work orders and changing priorities. Know when a repair can be completed internally and when a licensed or specialized vendor is needed. This position is best suited for someone who takes ownership of their work, communicates consistently, and can troubleshoot problems without needing step-by-step direction. Applicants who are frequently late, difficult to reach, uncomfortable entering occupied homes, unable to document their work, or experienced in only one narrow trade will not be a good fit. Pay:
$24.00 - $30.00 per hour
