Property Manager

Administers and maintains all phases of community operations under the direction of the District Property Manager, for a Small Tax Credit property in the Memphis Area Area. Specific areas of responsibility include personnel functions, community maintenance, monitoring market conditions, budget control, advertising and resident relations. Works as a team participant along with the staff to ensure the community meets the quality standards set by H.M. Heckle & Co., Inc. Collects and posts all rental payments from residents. Makes daily community deposits in regard to rent collections and any other miscellaneous income. Maintains a general working knowledge of state laws in regard to collection of delinquent accounts. Possess the ability to understand and explain legal documents. Handles service requests and various concerns as required. Inputs daily, all leasing, information in relations to walk-in-traffic, move-ins, move-outs, common area conditions, etc. Maintains all current and previous resident files. Attends and participates in training seminars as requested. Required to drive motorized vehicle to make bank deposits, do outside marketing, and run errands for the property. Must have a valid driver license and proof of liability insurance. Represents H.M. Heckle & Co., Inc in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, co-workers, vendors, and the general public. Must be very articulate and have great communication and customer service skills. Must have Tax Credit Experience. Other duties as assigned.
