May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Reports To:
Director of Operations / Executive Leadership Role Overview Compass is seeking a strategic, hands-on Director of PropertyManagement to lead and scale property management operations across a diverse real estate portfolio, including multifamily, short-term rental, mixed-use, and commercial assets. This role is responsible for ensuring operational excellence, financial performance, compliance, and exceptional resident and owner experiences—while aligning daily execution with Compass' purpose of development with direction . The Director of Property Management will oversee internal property management staff, third-party vendors, and systems, while serving as a key leadership partner across development, construction, finance, and marketing teams. Key Responsibilities Lead and oversee property management operations across a 300+ unit portfolio Drive financial performance through budgeting, NOI management, and expense control Manage, train, and hold accountable property management staff and vendors Ensure compliance with LIHTC, fair housing, landlord-tenant laws, and HOA requirements Oversee maintenance standards, capital planning, and property condition Support leasing, occupancy, and resident satisfaction initiatives Serve as escalation point for complex operational, resident, or owner issues Implement systems, reporting, and processes to scale portfolio performance Qualifications Property management experience, including multi-property, multi-family, or portfolio-level oversight preferred 3+ years in a senior leadership or director-level role preferred Demonstrated experience managing Low-Income Housing Tax Credit (LIHTC) properties, including compliance, reporting, audits, and recertifications Strong working knowledge of LIHTC regulations, tenant income certification, and state/federal compliance requirements Strong financial acumen with budget and NOI responsibility Proven ability to lead teams and scale operations Working knowledge of landlord-tenant law, fair housing, and regulatory compliance a plus Experience with HOA governance and management a plus Skills Strategic thinker with strong execution skills Excellent leadership, communication, and decision-making abilities Highly organized with strong attention to detail Ability to manage multiple priorities in a fast-paced environment Solutions-oriented with a proactive mindset Professional presence and strong stakeholder management skills Why Compass Compass is a vertically integrated real estate development company based in the Smoky Mountain region.
