Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We're hiring an Operations Manager to run property operations for 20-30 vacation homes in the Smoky Mountains. Our mission is to deliver five-star stays, for the guests who stay in our homes and for the homeowners who trust us to care for them. As Operations Manager, that mission becomes your job. You'll manage a portfolio of 20-30 properties in the Smoky Mountains, and your responsibility is simple to say and hard to execute: every property, every stay, five stars. Day to Day Oversee daily turnovers and property readiness across your portfolio Manage and coordinate cleaners, handymen, and maintenance vendors Conduct property inspections and quality control checks — you catch what others miss Monitor turnovers and resolve issues before guests ever check in Handle escalations related to cleaning, maintenance, or property readiness Manage maintenance workflows and ensure timely resolution of issues Communicate directly with property owners on updates, issues, and performance Onboard new properties — setup, inspection, and getting them guest-ready Track inventory and supplies, and keep restocking on schedule Keep internal teams updated on property status Look for ways to make the operation run smoother and tighter Who Thrives Here A true self-starter — you see a problem and you're already solving it Calm under pressure — turnovers go sideways, weather happens, guests are demanding; you don't rattle Obsessively detail-oriented — you notice the thing everyone else missed Fast-paced and decisive — you keep multiple moving parts organized without dropping the ball Experience in property management, hospitality, or operations preferred Comfortable working with vendors and holding them to a high standard Tech-comfortable — apps, scheduling tools, communication platforms Hands-on — you're in the field when the portfolio needs you there The Details Full-time, salaried, 1099 position based in Sevierville, TN Personal car required Reports to President of Operations Schedule flexes with the business, including weekends and peak turnover days Combination of field work and administrative responsibilities Must be comfortable using personal vehicle, phone, and computer for work-related tasks Growth potential as Home Base continues expanding across new markets If you take pride in a job done right and want real responsibility for the properties in your care, apply now.
