A Property Manager manages operations for an apartment building or complex. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

ABOUT STERLING JASPER PROPERTIES
Sterling Jasper Properties (SJP) delivers temporary workforce housing for construction crews and traveling field workers across Texas. We place teams into fully furnished, high-quality residences so contractors can stay focused on the work rather than the logistics of housing their people. Since our founding, we've grown from concept to a fast-scaling operator, and we're expanding our footprint throughout the Texas market.

THE ROLE
The Property Operations Coordinator provides hands-on field and administrative support for SJP's growing housing portfolio. Working closely with the Director of Operations, this person helps ensure every property is ready for occupancy, residents are supported, maintenance issues are resolved, vendors are coordinated, and property information stays accurate and organized. This is not a desk-only position. The Property Operations Coordinator will regularly travel between properties to conduct inspections, support move-ins and move-outs, meet vendors, check newly secured residences, and ensure homes meet SJP's standards. The ideal candidate is highly organized, dependable, and comfortable being the connection point between residents, property owners, vendors, and the internal SJP team. This person notices what needs to be done, communicates clearly, and follows through until the issue is resolved.
KEY RESPONSIBILITIES
Property Inspections & Readiness Travel regularly to SJP properties to conduct inspections and property checks. Inspect newly secured properties and identify maintenance, furnishing, cleanliness, safety, or operational needs before occupancy. Ensure residences are fully furnished, equipped, clean, and move-in ready to SJP's standards. Document property conditions, damages, maintenance needs, and outstanding items. Coordinate and follow through on any work required to bring properties to move-in-ready condition. Move-In / Move-Out Operations Support move-in and move-out operations across the SJP portfolio. Conduct pre-move-in and post-move-out property inspections. Confirm properties are fully prepared before resident arrival. Coordinate cleaning, maintenance, furnishing, access, and other turnover needs. Assist with keys, access instructions, and property-specific move-in logistics. Identify damages or maintenance needs following move-outs and coordinate next steps. Support resident relocations between properties as business needs change. Vendor & Maintenance Coordination Coordinate cleaners, maintenance professionals, contractors, and other service providers. Schedule vendors and meet them at properties when access or on-site coordination is required. Communicate property issues and scopes of work clearly to vendors. Follow up on open work orders and repairs through completion. Coordinate with property owners regarding maintenance responsibilities and approvals. Help build and maintain a reliable network of vendors across SJP's markets. Resident & Property Owner Support Communicate directly with residents regarding maintenance requests, property concerns, access, and other housing needs. Provide timely updates and ensure resident concerns are followed through to resolution. Communicate with property owners regarding maintenance, property conditions, lease-related needs, and operational questions. Escalate urgent or complex issues to the Director of Operations when necessary. Maintain professional relationships with residents, property owners, and external partners. Administrative & Operational Support Support the Director of Operations with day-to-day portfolio operations and administrative needs. Maintain accurate property, resident, vendor, maintenance, and occupancy information within SJP's systems. Complete data entry and maintain organized operational documentation. Track outstanding maintenance items, property needs, and follow-ups through completion. Maintain inspection documentation and property records. Assist with lease documentation, property information, and other operational records. Serve as a communication link between residents, vendors, property owners, and the internal SJP team. Help ensure operational details and follow-ups do not fall through the cracks.
QUALIFICATIONS
2+ years of experience in property management, housing, hospitality, facilities, field operations, administrative operations, or a related role preferred. Highly organized with strong attention to detail and follow-through. Strong written and verbal communication skills. Comfortable interacting professionally with residents, property owners, vendors, contractors, and internal team members. Ability to manage multiple properties, requests, and competing priorities simultaneously. Strong problem-solving skills and ability to take ownership of issues through resolution. Comfortable working independently and making sound decisions in the field. Proficient with email, spreadsheets, data entry, and operational software. Valid driver's license and ability to travel regularly between properties. Ability to work primarily from Abilene with regular travel to other Texas markets as needed.
PREFERRED
Experience in corporate housing, workforce housing, property management, hospitality, or residential operations. Experience coordinating maintenance vendors or contractors. Experience conducting property inspections or managing residential turnovers. Familiarity with leases, property documentation, and occupancy tracking.
WORK ENVIRONMENT & AVAILABILITY
This is an active field role. Expect to be on your feet for extended periods, walk and inspect properties (including climbing stairs), move between multiple locations in a day, and occasionally lift or move items up to approximately 25 lbs. Work is performed at properties and in the field in varying indoor and outdoor conditions, in addition to administrative time based in Abilene. Occasional after-hours or weekend availability is required to respond to urgent property, maintenance, or resident issues.

Competitive hourly pay of $21-$25/hour (overtime-eligible) plus paid time off (PTO).
