Job Description

We are seeking our next Leasing Specialist - East Campus Housing who will be all-in on our mission and who, under the direction of the Property Manager, is responsible for supporting leasing operations and maximizing occupancy of East Campus Housing. This position generates and manages prospective resident traffic, conducts property tours, processes leasing documentation, and promotes resident retention through exceptional customer service. The Leasing Specialist also assists with marketing efforts, tenant communication, and administrative support to ensure efficient daily operations of the housing office.
EDUCATION
:
Required:
High School diploma or GED.
Preferred:
Some college coursework in business, marketing, hospitality, or a related field.
EXPERIENCE
:
Required:
Two (2) years of sales, customer service, leasing, or related experience in a multi-family housing, retail, hospitality, or similar service-oriented environment.
Preferred:
Five (5) years of experience in multi-family housing, property management, retail sales, hospitality, or related customer service environments. Greet prospective residents and provide professional property tours, effectively showcasing the features, benefits, and amenities of the East Campus Housing community. Provide prompt, courteous, and professional customer service to current and prospective residents. Prepare leasing documents in accordance with property policies, regulations, and institutional standards. Process lease applications and assist with applicant screening procedures. Collect rent payments, security deposits, application fees, and other housing-related payments while maintaining accurate records. Communicate with residents regarding rental agreements, property updates, maintenance concerns, and community announcements. Advertise apartment availability and assist with maintaining an up-to-date market analysis of competing properties in the area. Develop and participate in marketing initiatives and outreach activities designed to increase occupancy and promote resident satisfaction. Support the Property Manager with daily office operations including answering phones, responding to emails, scheduling appointments, and completing administrative tasks. Build strong relationships with residents by providing personalized service and addressing concerns in a timely and professional manner. Maintain consistent follow-up with prospective residents through phone calls, emails, and site visits. Monitor leasing performance and work to meet or exceed established leasing and resident retention goals. Maintain accurate leasing records and ensure compliance with applicable policies, procedures, and housing regulations. Perform other work-related duties as required. Effective problem-solving and negotiation skills. Ability to maintain discretion and confidentiality when handling sensitive resident or institutional information.
Salary:
Amarillo College follows a lag pay strategy, with starting offers typically between the minimum and midpoint of the pay grade, rarely reaching the maximum to support long-term growth within each position. Pay grade 7 Amarillo College Pay Grades (salary is determined by Human Resources based on education, work experience and internal comparisons).
Physical Demands:
While performing the duties of this job, the employee may be required to travel between campus buildings and housing facilities and must have the ability to lift, carry, push, pull, and/or move office supplies and materials up to twenty-five (25) pounds as needed.
Working Conditions:
Must be willing to work a flexible schedule (days, nights, weekends, holidays, and varying events if necessary).
Work Environment:
This position operates in a professional office environment and routinely uses standard office equipment including computers, phones, copy machines, fax machines, and filing systems. The position is located in a high-traffic housing office with continual interruptions. Software commonly used includes Microsoft Office, Colleague, and other property management or educational applications. Work may occasionally occur outside of the office setting and may require the ability to work independently with minimal supervision.
