Job Summary:
The Community Manager (CM) is responsible for maximizing the operational performance of their property. This role requires effective team management, market awareness, high customer service standards, and maintaining the property's physical condition. The CM works closely with the Regional Supervisor to optimize property performance.
Key Responsibilities:
Personnel Management:
Recruit, develop, and retain a strong, service-oriented team. Foster marketing and customer service skills within the team. Monitor market conditions, minimize turnover, and optimize occupancy.
Property Management:
Conduct regular inspections to assess safety, maintenance, and property standards. Recommend and oversee capital improvements. Ensure readiness of units to meet company standards.
Operational Standards:
Monitor property conditions and team performance to enhance results. Conduct audits for compliance with procedures, regulations, and maintenance standards. Address customer issues promptly and effectively. Oversee revenue collection, lease renewals, and expense management.
Financial Management:
Collaborate with the Regional Manager to set and achieve operational goals. Recommend and manage capital projects and contracts. Monitor and adjust financial performance as needed.
Qualifications:
3-10 years of experience in property management, including on-site experience. Strong leadership, communication, and strategic thinking skills. Proficient in Microsoft Office (Excel, Word, PowerPoint) and property management software. Professional, proactive, and adaptable to change.
