Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

This is a tenant-facing, field-support, maintenance coordination, and property operations role. The position works directly with the owner, who is also a real estate agent, and with the leasing coordinator. The right person must be reliable, organized, professional, calm with people, and able to follow clear procedures. This is a W-2 hourly position. Pay starts from $18-22/hour.- Schedule
- Full-time, approximately 40 hours per week
- General schedule is Monday-Friday, 9:00 AM-5:00 PM
- Flexibility is required
- Occasional evenings, weekends, adjusted hours, and emergency after-hours calls may be required for property operations
- Flex hours may be authorized within the same workweek to maintain approximately 40 hours unless overtime is approved in advance
- Work location and travel
- Position is based out of the owner's office
- Regular local travel to rental properties is required
- Valid driver's license, reliable personal vehicle, and auto insurance required
- A gas stipend will be provided for approved property-related travel
- Main duties include:
- Serve as a first point of contact for routine tenant issues
- Communicate professionally with tenants, prospects, contractors, the owner, and the leasing coordinator
- Help receive, organize, document, and follow up on tenant maintenance concerns
- Coordinate maintenance appointments between tenants, contractors, and the owner
- Follow up on assigned maintenance items and report status updates
- Coordinate with contractors by confirming appointment times, meeting contractors when directed, checking work status, taking photos, reporting supply needs, and updating the owner on progress
- Meet prospective tenants at scheduled vacant units when needed
- Unlock and secure vacant units for approved showings
- Provide basic factual information about available units using information provided by the owner
- Report showing results to the owner and leasing coordinator
- Take and send/upload before-and-after photos, maintenance photos, showing photos, and property condition photos as directed
- Help check vacant units or properties for basic condition issues
- Track keys, lockboxes, showing access, tenant notes, maintenance notes, photos, and basic checklists
- Place or remove signs, lockboxes, notices, letters, or property communications as directed by the owner
- Help with move-in access when approved by the owner
- Help send owner-approved rent reminders, balance reminders, or follow-up messages as directed
- Attend court-related appointments, including eviction hearings, when directed by the owner
- Assist with documentation, provide factual information as authorized, and report hearing status or outcomes to the owner
- Important boundaries:
- This role does not approve or deny applicants
- This role does not negotiate rent, deposits, lease terms, credits, concessions, balances, or payment arrangements
- This role does not make promises or exceptions to tenants or prospects
- This role does not approve major repairs, authorize spending, or hire contractors unless specifically directed by the owner
- This role does not provide legal advice, make legal decisions, negotiate settlements, agree to payment arrangements, waive balances, or represent the owner in legal matters unless specifically authorized and permitted by applicable law and court procedures
- Questions about applications, approvals, payments, lease terms, exceptions, disputes, legal issues, or major maintenance decisions are referred to the owner
Required:

- Reliable local availability for office work, property visits, showings, tenant follow-up, maintenance coordination, and emergency after-hours calls in the Copperas Cove/Killeen area
- Comfortable using a smartphone for calls, texts, photos, videos, email, and basic work updates/logs
- Able to stay calm, respectful, and professional when dealing with tenants, prospects, contractors, court-related settings, or tense situations
- Able to follow scripts, checklists, procedures, and instructions
- Able to write things down and document completed tasks
- Honest and responsible with keys and property access
- Background check required due to tenant communication, property access, key handling, and field responsibilities
Preferred:
- Prior property management, tenant relations, maintenance coordination, customer service, office/admin, real estate support, or field coordination experience
- Basic maintenance awareness, including ability to recognize and report issues such as leaks, HVAC concerns, broken locks, safety concerns, trash/yard issues, make-ready items, or property damage
- Comfortable learning basic property management software or online systems for work orders, notes, photos, logs, tenant updates, and task tracking
- Light field tasks may include:
- Walking properties or units
- Placing or checking signs and lockboxes
- Carrying small supplies or paperwork
- Taking photos/videos
- Visually checking property conditions
