Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Job Summary We are seeking a reliable, hands on On-Site Property Manager to oversee two small RV park/mobile home communities in the Dripping Springs area. This is a unique opportunity for someone who already owns (or plans to own) a mobile home/RV and is looking to reduce living expenses while maintaining part-time responsibilities. The selected candidate will live on-site and receive complimentary lot rent, utility hookups, and wastewater services. This role is ideal for a retired or semi-retired individual looking for a low-stress, part-time opportunity in exchange for compensation and free lot rent. This position will serve as the primary on-site point of contact for residents and will help ensure the community is well-maintained, organized and running smoothly.
  • The position is best suited for someone who enjoys a quiet environment, takes pride in maintaining a property, and values building positive relationships with residents.
Key Responsibilities:
  • Serve as the primary point of contact for residents and prospective tenants,
  • Enforce community rules and guidelines in a fair, consistent, and respectful manner
  • Address resident questions, concerns, and minor disputes
  • Collect rent and track accounts receivable. maintain simple records of payments
  • Communicate delinquencies or issues to ownership in a timely manner
  • Perform light maintenance tasks as needed (minor repairs and basic upkeep)
  • Coordinate with vendors for larger repairs or service needs
  • Monitor property conditions, including common areas, utilities, and grounds
  • Conduct routine walkthroughs of the community
  • Ensure sites are clean, safe, and compliant with community standards
  • Assist with site turnover and basic readiness for new residents
Requirements:
  • Retired or semi-retired individual seeking an on-site living arrangement
  • Prior experience in property management, maintenance, hospitality, or a similar hands-on role preferred
  • Handle basic administrative tasks such as rent tracking and communication
  • Strong interpersonal and communications skills
  • Basic computer skills
  • Dependable, organized, and self-motivated; able to handle situations calmly and professionally
  • Bilingual in Spanish is a plus
Pay:
$16,000.00 per year Application Question(s): The lot, hookups and wastewater is provided as part of the total compensation; however, the housing is not.
