A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

What you'll do: Lead a team of Leasing Agents, ensuring they meet their performance goals Collaborate with the Maintenance team to ensure work orders and turns are being completed to S2's standards Continuously looking for ways to increase occupancy and keep resident retention at an all-time high Develop and execute new strategies to succeed in increasingly challenging markets Approve and monitor budget expenditures for maximum return on investment Report to the executive team on key business risks and opportunities Host engagement events to show our residents how much they mean to us Maintain the company's reputation by representing S2 and be an advocate for our Core Values Who you are: 2+ years of Property Manager experience Passionate about making an impact in the lives of your team and community Must be consistently detail oriented. Strong organizational skills. Excellent written and verbal skills. Ability to listen and understand goals. Ability to think creatively and innovatively. Have a complete understanding of Fair Housing and knowledge of other laws that apply to property management, such as Fair Credit Reporting Act, Americans with Disabilities Act, Landlord Tenant Law, and OSHA Standards. Our Hours:
9:00 a.m. to 6:00 p.m., Monday thru Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed, Sunday. The Property Manager position requires the ability to work any of the seven days of the week, 52 weeks of the year. Hours of operation are subject to change on time of year and based on the Property's needs and resident activities.
Physical Demands:
Ability to climb up to four flights of stairs to access apartments. Ability to walk several acres to tour community. Some lifting; up to 25lbs. Ability to sit or stand for long periods at a time.
