Area Manager (Travel Required) Platform Residential Longview, TX Job Details $16.82 an hour 17 hours ago Qualifications Vendor relationship building Full Job Description Area Manager (Travel Required) Position Summary The Area Manager is responsible for providing operational leadership, oversight, and support across a portfolio of multifamily communities. This position partners closely with on-site teams to maximize occupancy, financial performance, resident satisfaction, and operational efficiency while ensuring company policies and standards are consistently executed. The ideal candidate should be located in or near Longview, Marshall, Mount Pleasant, Fairfield, Waskom, Linden, or Mount Vernon, Texas , and must be willing to travel as required to support the assigned portfolio. Essential Responsibilities Operations Oversee the daily operations of an assigned portfolio of communities. Ensure compliance with company policies, Fair Housing laws, and all applicable regulations. Conduct regular property inspections and operational audits. Identify operational challenges and implement corrective action plans. Develop property-specific strategies to improve overall performance. Financial Performance Review financial statements, budgets, and variance reports. Monitor occupancy, collections, delinquency, bad debt, and expenses. Assist with annual budget preparation and forecasting. Identify opportunities to improve operational efficiency and increase NOI. Leasing & Marketing Monitor leasing performance and occupancy goals. Review traffic, conversion rates, renewals, and marketing effectiveness. Partner with marketing teams to implement property-specific strategies. Support lease-ups and stabilization efforts when needed. Team Leadership Coach, mentor, and develop Property Managers and on-site associates. Conduct performance evaluations and provide ongoing feedback. Assist with recruiting, hiring, onboarding, and training. Promote a culture of accountability, teamwork, and exceptional customer service. Maintenance & Asset Preservation Conduct routine property inspections. Ensure preventive maintenance programs are followed. Monitor make-ready progress and capital improvement projects. Partner with maintenance teams to maintain property appearance and performance. Compliance & Risk Management Ensure compliance with company policies and procedures. Promote workplace safety and OSHA compliance. Support audits, inspections, and risk management initiatives. Owner & Client Relations Participate in owner meetings as needed. Prepare operational reports and portfolio updates. Maintain positive relationships with ownership groups and vendors. Travel Travel to assigned communities to provide operational support, conduct inspections, assist during staffing transitions, support lease-ups, acquisitions, and special projects. Overnight travel may occasionally be required based on business needs. Qualifications Qualifications Preferred Qualifications Bachelor's degree or equivalent industry experience. Five or more years of multifamily property management experience. Experience managing multiple communities. Strong understanding of property operations, budgeting, leasing, maintenance, and asset management. Experience with property management software such as Entrata, OneSite, Yardi, or similar. Excellent leadership, communication, organizational, and problem-solving skills. Valid driver's license and reliable transportation. Willingness to travel as required. CAM, CAPS, CPM, ARM, SHCM, or other industry certifications. Experience in student housing. Experience with lease-ups, acquisitions, and operational turnarounds. Knowledge, Skills & Abilities Strong analytical and financial skills. Ability to manage multiple priorities. Excellent problem-solving and decision-making abilities.
