Altus Management Group is seeking an experienced, driven, and highly accountable Regional Director to lead a portfolio of 5 to 8 vintage multifamily communities across Odessa, TX and the surrounding West Texas market. This is not a remote oversight role. We are looking for a regional director who walks properties, develops people, drives occupancy, and takes full ownership of the results — every single week. You will own the West Texas region — a growing portfolio of 5 to 8 vintage multifamily communities with primary assets in Odessa, TX. This is a full-ownership leadership role reporting directly to executive leadership. You will be responsible for operational performance, leasing results, financial outcomes, and team development across every property in your portfolio. We are not looking for a manager. We are looking for a regional leader who takes the result personally.ROLES & RESPONSIBILITIES
Portfolio Oversight Own operational performance across 5 to 8 properties in the West Texas region Conduct regular site visits and hold onsite teams accountable to Altus standards Ensure each community meets benchmarks for quality, consistency, and performance Identify underperforming assets quickly and build clear action plans to course-correct Leasing & Occupancy Drive occupancy performance across all properties in the regional portfolio Monitor traffic, closing ratios, and leasing velocity on a weekly basis Identify leasing gaps at the property level and implement strategies to close them Oversee renewal programs and resident retention initiatives across the portfolio Financial Performance Review and manage NOI, variance reports, and budget performance on a monthly basis Oversee delinquency tracking and collections across all regional properties Partner with ownership and executive leadership on financial reporting and forecasting Identify controllable expense opportunities and drive financial accountability on-site Team Development Recruit, hire, onboard, and develop community directors and key onsite staff Coach property managers to lead with consistency, urgency, and accountability Build a culture of ownership, high performance, and genuine care across all sites Address performance issues decisively, directly, and with clarity Market Intelligence Stay ahead of rental trends, demand drivers, and competitive shifts across West Texas Conduct and oversee regular comp shops across the regional portfolio Provide market-informed pricing recommendations and leasing strategy input Support the Altus acquisitions team with local market insight when needed Reporting & Executive Communication Deliver clear, consistent regional performance reporting to executive leadership Proactively surface risks, opportunities, and strategic recommendations Serve as the primary liaison between onsite teams and Altus leadership Model the Altus values — integrity, growth, relationships, and performance — at all timesYOUR FIRST 90 DAYS
We are not looking for someone who needs six months to find their footing. Here is what success looks like in your first 90 days: Days 1 through 30 Learn each property inside and out, meet every team member, assess leasing performance gaps across the portfolio, and establish your presence as the regional leader. Days 31 through 60 Implement leasing strategies at underperforming sites, begin building team accountability structures, and deliver your initial regional assessment to executive leadership. Days 61 through 90 Show measurable occupancy improvement across the portfolio, deliver a comprehensive regional performance report, and demonstrate full ownership of the West Texas region.WHAT YOU BRING 5
to 8 years of property management experience with proven regional or multi-site portfolio leadership A clear track record of driving occupancy and leasing performance across multiple communities simultaneously Strong financial acumen including NOI management, budgeting, variance analysis, and delinquency oversight Demonstrated ability to develop, coach, and hold community-level managers accountable to results Deep knowledge of the West Texas or Permian Basin multifamily market is strongly preferred Excellent communicator — clear, direct, and effective with onsite teams and executive leadership alike Highly organized with the ability to manage competing priorities across a large and growing portfolio Comfortable with regular travel across the West Texas region Solutions-oriented mindset — you identify problems early and come to the table with answersWHY ALTUS
