We manage multifamily communities with a hands-on approach and hold our managers to a high standard — because that's what ownership expects and what residents deserve.
Position Overview:
The Property Manager holds full accountability for all community operations. You are responsible for employees, activities, projects, and resources directed toward one goal: achieving the objectives set by the Regional Property Manager and Property Owner. That means maximizing occupancy, driving economic performance, maintaining community value, and hitting or exceeding budget every period. Core ResponsibilitiesFinancial Management & Reporting Legal, Compliance & Risk, Leasing Operate in the property's best interest in accordance with company policy and financial goals Ensure the property is rented to fullest capacity at all times, identify gaps Prepare annual budgets and income projections accurately and on time Ensure all rents, late fees, and check charges are collected, posted, and deposited in a timely manner Maintain accurate records of all community transactions — rent rolls, delinquency reports, move-ins/move-outs — submitted on schedule Submit A/P invoices to the accounting, manage petty cash, and account for all funds Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal data, and marketing performance Marketing & Occupancy Generate necessary legal actions, notices, and documentation in compliance with state and company guidelines Ensure full compliance with all Fair Housing laws, local, state, and federal safety regulations Identify and correct unsafe conditions in a timely manner; enforce a safety-first standard across all staff Lead the community emergency response team — criminal activity, injuries, fires, floods, freezes — and manage all incidents within company guidelines to minimize liability Consistently implement and enforce community policies without exception Ensure the property is rented to fullest capacity at all times Utilize marketing strategies to increase community awareness and drive qualified traffic Train the leasing team on prospect engagement, objection handling, and closing techniques Confirm leasing staff actively tracks and files market competition data Confirm all leases and corresponding paperwork are completed and entered into Yardi accurately and on time Ensure current resident files are properly maintained at all times Vendor & Contractor Relations Maintain constant communication with vendors and contractors regarding scheduling, billing, and service delivery Verify and maintain certificates of insurance for all vendors operating on property Coordinate maintenance schedules and assignments with the Maintenance Supervisor Resident Relations & Retention Address all resident concerns and service requests promptly to maintain satisfaction with management Develop and implement resident retention programs — community events, special promotions, monthly newsletters Ensure timely distribution of all community or company-issued notices including emergency and weather-related communications Property Condition & Standards Maintain community appearance; ensure all repairs are noted and completed on time through regular inspections and tours Ensure quality and quantity of market-ready apartments at all times Walk models and market-ready units daily; communicate all service-related needs to maintenance Ensure all service requests are recorded and communicated appropriately to the maintenance team Team Leadership & Staff Development Screen, hire, orient, and train all new personnel using company directives and proven methods Drive staff efficiency through ongoing training, instruction, counseling, and direct leadership Plan weekly and daily office staff schedules and task assignments Administer performance action plans consistently and on time; document appropriately, communicate to HR, and terminate when necessary Handle all administrative personnel processes on schedule — evaluations, salary reviews, timesheets, status changes Build a team environment that supports collaboration and high performance Train the team to independently manage the property in your absence Qualifications 3-5 years of multifamily property management experience required Demonstrated track record managing occupancy, collections, renewals, and budgets Proficient in Yardi, Bluemoon, Knock CRM, OneSite, or equivalent property management software Working knowledge of Fair Housing laws and state eviction procedures Financial acumen — able to read, prepare, and manage a property budget Excellent verbal and written communication across a diverse range of personalities Highly organized with the ability to manage competing priorities without losing accuracy High school diploma or equivalent required; Bachelor's degree preferred Positive, professional demeanor maintained under pressure at all times Proficiency with Microsoft Excel, Word, and Teams Analytical Ability to multitask Benefits We offers competitive salaries, bonuses, medical/dental/vision insurance, pharmacy benefits, health savings account, 401(k) plan with company matching, PTO, and holiday pay Individual compensation packages are based on various factors unique to each candidate, including skill set, experience, qualifications, location, and other job-related reasons
