A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Community Director Job Summary Our national multi-family company is looking for a hardworking, energetic, great attitude associate to add to our team at The Quorum at Trophy Club a 57-unit community. Daily Tasks Promote and maintain a positive customer service attitude. Maintain budget control. Purchasing authority is limited to property's approved budget for all accounts. Monitor leased and occupied percentage by consistent leasing activity follow-up. Ensure all rents are collected when due and posted in a timely manner. Responsible for accurate reporting and recording of revenue. Make sure all bank deposits are made immediately and reported to the corporate office on a daily basis. Train, motivate and supervise leasing staff. Schedule maintenance work and follow through to completion. Promote preventive maintenance and prompt, judicious follow through for resident requests. Monitor the preparation of lease agreements, ensure lease files are complete and properly executed. Update status board. Coordinate maintenance staff to ensure timely recondition and make-ready of apartment after move out. Conduct safety meetings and monitor safety of all employees Review and approve rental application, sign all lease documents. Responsible for office opening on schedule, condition of office and model apartments. Purchase supplies and equipment for use on property. Constant vendor communications regarding work scheduling purchase orders, invoices and vendor relations. Maintain records on all aspects of property management activity on a daily, weekly and monthly basis. Submit required reports to corporate office in a timely manner. Physically walk and inspect community on a daily basis. Walk all move-outs, assess charges and inspect vacant units prior to move-in.
Periodic Duties:
Greet prospects and make in-person leasing presentations. Handle income telephone calls and make telephone leasing presentations. Preparation of monthly property strategy and goals. Weekly staff meeting to discuss workplace safety, motivate employees, and improve communication. Monthly evaluations of rental rate changes. Annual budget preparation.
Occasional Duties :
Hiring, terminating, evaluating performance and pay, approving time sheets, and advising staff on policies and procedures. Regional Supervisor must have final approval of all terminations, new hires and pay rate changes. Initiate and follow through with eviction procedures.
Other Duties:
Any other duties or special projects assigned by corporate office or Regional Property Supervisor.
Supervises:
Assistant Manager, Leasing Consultants, and all Maintenance personnel including Painter and Grounds Maintenance. Qualifications Stable employment background with prior multi-family experience at reputable firm. Prior experience must be at a comparable property. Must be personable with strong people skills and some computer experience.
Physical Requirements:
Majority of the time is spent standing, walking or on feet. Moderate time is spent sitting. Minor need to operate own vehicle (ex. bank deposit) Major need to see small detail, read and review documents, view computer screen. Major need to communicate verbally over telephone and in person. Major need to communicate in writing.
Working Conditions:
Majority of time spent inside. Moderate time is spent outside, all conditions. It should not be construed that these requirements are the exclusive standards of the position.
