Operations Lead Location:
Seabrook, TX Property:
Pelican Reef Apartments Position Overview Pelican Reef is seeking a strong, hands-on Property Manager / Operations Lead to help stabilize and improve operations at an 89-unit apartment community currently undergoing operational restructuring and occupancy improvement efforts. This is not a passive desk-management role. We are looking for someone who can lead from the front, solve problems quickly, hold staff accountable, manage resident relations professionally, and help drive occupancy, collections, and overall property performance. The ideal candidate is operationally strong, organized under pressure, responsive, and experienced in multifamily property management environments that require structure, follow-through, and leadership. Key Responsibilities Oversee daily operations of the property Manage leasing activity, occupancy goals, and resident retention Handle delinquency follow-up, collections, notices, and lease enforcement Coordinate maintenance priorities, unit turns, and vendor communication Respond professionally to resident concerns and conflict resolution Ensure vacant units are market-ready in a timely manner Monitor property condition, curb appeal, and operational standards Maintain organized records, reporting, and communication with ownership Assist in implementing operational improvements and cost controls Lead onsite staff and create accountability within the team Help improve resident experience and online reputation Qualifications Prior multifamily property management experience required Experience managing Class B/C properties preferred Strong leasing and collections background Comfortable working in fast-paced or distressed environments Strong communication and organizational skills Ability to prioritize and problem solve independently Experience with property management software preferred Reliable transportation required Ideal Candidate Traits Takes ownership without constant supervision Calm under pressure Strong follow-through Thick skin and professional communication Operationally minded, not just customer-service focused Able to balance residents, vendors, maintenance, and ownership expectations simultaneously Compensation Compensation is based on experience and qualifications. Potential bonus opportunities may be available based on occupancy, collections, and overall property performance.
