POSITION SUMMARY
The Senior Property Manager is responsible for all aspects of their building(s): operations, financial reporting, construction, and general oversight in a fast paced, high-energy environment. The following is a general job overview; this position will have additional challenges and requirements.
WHAT YOU'LL DO
Responsible for the day-to-day operation of multiple buildings, including financial reporting, construction, maintenance, and general building operations, as detailed below:
  • Tenant liaison
  • Contracts administration
  • Vendor relations, administration and management
  • Budget preparation
  • Financial reporting
  • Construction management
  • Invoice coding/approval
  • Supervise building staff (including engineers)
  • Oversee building operations (on-site engineering, cleaning, inspections, etc.)
  • Ensure effective team management, property maintenance; rent collections, financial analysis, and budgeting
  • Lead hiring, training, and performance management for staff
  • Monitor and approve timesheets for payroll
  • Prepare and submit monthly/quarterly/annual management reports, including the following: o Monthly Project Status Report o Monthly Capital Status Reporto Monthly Variance Reporto Monthly Reforecast and Variance Reporto Monthly Delinquency Report
  • On-call 24 hours/day, 7 days/week
  • Effectively deal with emergencies and initiate contact with appropriate parties, while following established Emergency Preparedness Plan protocol
  • Handle other tasks and duties as assigned or required
WHAT YOU'LL NEED TO SUCCEED
(REQUIREMENTS)
  • Proficiency in spreadsheet, word processing, and e-mail (Windows XP, MS Word, Excel, Outlook)
  • Strong understanding of accounting principles, and proven financial reporting skills. Knowledge of Kardin and Yardi software programs preferred
  • Knowledge/experience in tenant construction and building renovations/alternations
  • Great tenant, client, and co-worker relations are priorities in this position
  • Take initiative, complete projects with minimal supervision, and exercise good judgment
  • Must be organized, detail oriented, resourceful, and able to multi-task and problem solve
  • Good work ethic and attendance are a must
  • Excellent organizational, intrapersonal and communication skills, both written and oral, and ability to motivate and manage dynamic team
  • Ability to balance simultaneous tasks and work well under pressure
  • Tenant may require additional background screening and or documentatin to meet tenant security requirements
Important Attributes:
  • At least 5 - 7 years Commercial Property Management experience, with a proven track record in tenant relations, contract services/vendor relations, staff oversight, invoice/billing, construction management, plus strong financial reporting and budgeting skills
  • College degree preferred
  • Property management professional designation (RPA, CPM) is a plus
  • Qualified candidates must consistently show a high level of customer service and problem resolution
  • Good follow-up and follow through to completion
  • Selected individual must be friendly, helpful, responsive, a team player, and maintain a positive attitude for any issue or task and remain professional and maintain composure while handling multiple issues with tight deadlines
