  • Full-time The Solomon Organization is seeking to hire a bright, dynamic General Manager who has passion for service and a commitment to excellence to lead their Foxridge Apartments team in beautiful Blacksburg, VA.
This position is responsible for the overall operational, financial, and resident satisfaction performance of a large‑scale, 1,600‑unit multifamily/student rental community. This role oversees on‑site leadership teams, ensures compliance with company policies and regulatory requirements, drives leasing and revenue performance, and maintains the physical asset to ownership standards. The position requires strong leadership, financial acumen, and the ability to manage high‑volume operations efficiently.

Senior Property Manager, Regional Property Manager, Portfolio Manager
KEY RESPONSIBILITIES
Operational Leadership Provide direct oversight of Assistant Property Managers, Leasing Managers, Maintenance Supervisors, and administrative teams Establish clear performance expectations and accountability across all departments Ensure consistent execution of company policies, procedures, and service standards Lead daily operations for a large, multi‑phase or multi‑building community Financial & Asset Management Prepare, manage, and control annual operating budgets often exceeding multimillion‑dollar spend Monitor income, expenses, NOI, and cash flow; implement corrective actions as needed Analyze monthly financial statements, variance reports, and KPI dashboards Maximize revenue through rent optimization, occupancy management, and ancillary income Leasing & Marketing Oversight Drive leasing performance for a high‑volume asset with continuous move‑ins and renewals Oversee marketing strategies Monitor lead conversion ratios, traffic sources, and occupancy trends Collaborate with regional or corporate teams on revenue management strategy Maintenance & Capital Improvements Ensure preventive maintenance programs are executed consistently Oversee work order response times and resident service requests Collaborate on capital projects, vendor contracts, and renovation initiatives Ensure property appearance, curb appeal, and safety standards are maintained Compliance & Risk Management Ensure compliance with Fair Housing, OSHA, local housing codes, and company policies Oversee resident screening, evictions, lease enforcement, and collections Manage audits, inspections, and regulatory reporting requirements Address resident concerns, escalations, and legal issues professionally Resident Experience Promote a resident‑first service culture across all departments Ensure timely resolution of complaints and escalated issues Foster a positive community environment and retention strategy Monitor resident satisfaction surveys and reputation management platforms Technology & Systems Full utilization of property management software Oversight of CRM, resident screening, and leasing platforms Strong command of reporting tools, dashboards, and operational analytics
QUALIFICATIONS
Education & Experience Bachelor's degree in Business, Real Estate, Finance, or related field (preferred) 5-10+ years of multifamily property management experience Proven experience managing 500+ unit communities or portfolios Student housing experience is a plus Prior leadership of large, multi‑department on‑site teams Skills & Competencies Strong financial and budget management skills Exceptional leadership and staff development abilities Expertise in large‑scale leasing operations and resident relations Ability to manage high transaction volume and competing priorities Excellent communication, problem‑solving, and decision‑making skills Physical & Work Requirements Ability to walk large communities and inspect multiple buildings Flexibility to respond to after‑hours emergencies as needed Ability to work weekends during peak leasing or operational periods
