This position is EPA (exempt from the State Personnel Act). The position leads strategic land and facility planning initiatives for the North Carolina Global TransPark Authority, developing and managing both short-term and long-range utilization plans that support growth, economic development, and operational excellence. This role oversees the management of land and facility leases, including negotiations, renewals, amendments, and terminations, while ensuring accurate recordkeeping and compliance with legal and organization standards. The GTP Property Manager plays a pivotal role in shaping the future of the NC Global TransPark Authority by strategically managing its land and facility assets to support growth, innovation, and long-term success. This position develops and implements both short-term and long-range comprehensive land and facility utilization plans, ensuring that GTP properties are positioned to meet current operational needs while advancing future opportunities. This role maintains a comprehensive inventory of all GTP-owned properties, facilities, and land assets, including detailed documentation of square footage, infrastructure capacity, improvements, and overall condition. By keeping accurate, up-to-date property data, the Property Manager supports informed decision-making, strategic planning, and effective marketing of all assets. The Property Manager oversees a diverse portfolio of commercial and industrial properties, managing lease agreements, tenant relationships, and day-to-day property operations with a strong focus on performance, compliance, and service excellence. This position ensures adherence to lease terms, optimizes property use, and proactively supports tenants to foster a productive and attractive business environment. Additionally, the GTP Property Manager coordinates and conducts tours of the NC Global TransPark for prospective tenants, stakeholders, partners, and visitors, showcasing available properties and highlighting the unique assets and capabilities of the GTP. Through these interactions, the Property Manager serves as a knowledgeable ambassador for the organization.
Knowledge Skills and Abilities/Management Preferences Salary Grade and Salary Range:
FR $50,000 - $90,000 Management prefers applicants with the following: Strong knowledge of commercial real estate principles, lease administration and property management practices. Familiarity with state laws regarding real estate contracts, easements, and property insurance. Skill in interpreting and applying local and state regulations related to property use. Proficiency in maintaining accurate records and preparing reports. Strong interpersonal skills for working with tenants, contractors, and public officials. Minimum Education and Experience Some state job postings say you can qualify by an "equivalent combination of education and experience." Minimum of 3 three years of experience in commercial property management or lease administration. Experience working with public agencies or in government settings is a plus but not required.
