Bilingual English/Spanish required About the Position We are seeking an experienced, hands-on Property Manager to oversee the day-to-day operations of a 230-unit apartment community in Newport News, Virginia. This is a highly visible leadership position for someone who understands that successful property management requires strong resident relationships, effective team leadership, disciplined collections, excellent follow-through, and a commitment to maintaining the property to a high standard. The ideal candidate is an experienced property manager who is comfortable working in a busy, resident-focused environment and can effectively communicate with both residents and employees in English and Spanish . Key ResponsibilitiesProperty Operations Oversee the daily operations of the 230+ unit apartment community. Maintain strong occupancy and leasing performance. Monitor property appearance, curb appeal, cleanliness, and overall condition. Coordinate with maintenance personnel to ensure work orders and property needs are addressed promptly. Work with vendors and contractors to ensure quality work and appropriate pricing. Conduct regular property inspections and identify areas requiring attention. Ensure company policies, procedures, and property standards are consistently followed. Resident Relations Develop positive and professional relationships with residents. Respond to resident concerns and complaints promptly and professionally. Handle difficult resident situations while maintaining professionalism and good judgment. Communicate effectively with residents regarding community policies, payments, maintenance, and other property matters. Assist with resident retention and overall resident satisfaction. Leasing & Occupancy Oversee leasing activity and ensure vacant units are marketed and leased efficiently. Monitor traffic, applications, move-ins, move-outs, and occupancy. Ensure leasing staff follow established procedures. Review applications and ensure compliance with company and property requirements. Minimize vacancy loss and maintain strong occupancy. Collections & Delinquency Take an active role in managing rent collections and delinquency. Monitor outstanding balances and follow established collection procedures. Communicate with residents regarding past-due balances. Coordinate notices and other collection activities as required. Work to reduce delinquency while maintaining professionalism and consistency. Team Leadership Lead, train, and hold property staff accountable for their responsibilities. Establish clear expectations and follow up on performance. Promote a professional, respectful, and team-oriented workplace. Coordinate the activities of leasing and maintenance personnel. Address performance issues promptly and appropriately. Administrative & Financial Responsibilities Maintain accurate property records and documentation. Review invoices, purchase orders, and vendor charges. Assist with property budgets and expense control. Monitor operating expenses and identify opportunities for savings. Complete required reports accurately and on time. Utilize property management software to manage property operations and resident information. Qualifications 3+ years of residential property management experience preferred. Experience managing a multifamily apartment community strongly preferred. Experience managing a property of 200+ units is highly desirable. Fluent in English and Spanish - required. Strong leadership and communication skills. Demonstrated experience with collections and delinquency management. Strong understanding of leasing and occupancy management. Ability to manage multiple priorities in a fast-paced environment. Strong problem-solving and conflict-resolution skills. Professional demeanor and excellent customer-service skills. Strong organizational and follow-through skills. Proficiency with Microsoft Office and property management software. Buildium experience is a plus.
