A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Full-Time, Non-ExemptSUMMARY OF POSITION
Supervise and assist Leasing Consultants with a variety of administrative tasks geared toward the goal of maximum occupancy by quality residents and performs other functions as assigned by the Community Manager. This position is considered an essential function to the operation of the Corporate Office, therefore, consistent attendance is an essential function of this position, as it directly impacts the employees ability to perform their duties effectively and ensures proper workflow and communication within the team.PRIMARY DUTIES AND RESPONSIBILITIES
Abides by Fair Housing Laws.Supervise and assist Leasing Consultants providing tours of apartments to prospective residents; runs credit reports on prospective residents; prepares lease packets; inspects apartments prior to showing them.
Maintains logs of traffic through the property, crossfire, and follow up.
Leases units; provides information over the telephone to prospective residents.
Maintains a visible public relations attitude toward current and prospective residents.
Maintain Marketing Binders, Shopping reports and Outreach Marketing.
Meets weekly with Leasing Consultants to set goals and target apartments and ensure that they understand the current pricing package, specials, and concessions. Performs quarterly marketing surveys.
OCCASIONAL FUNCTIONS
Typing and filing propertyrelated reports.May be asked to assist with rent collection, bank deposits, or other general errands.
May be asked to assist with resident retention activities.
