What You Get To Do:
- Manage the daily operations of assigned residential properties to ensure communities are well maintained, professionally operated, and aligned with company standards.
- Serve as the primary point of contact for current and prospective residents, providing timely, professional, and courteous customer service. Must be able to handle conflict resolution and promote retention.
- Market available units using effective techniques, conduct property tours, follow up with prospects, and support leasing efforts to meet occupancy and retention goals.
- Process rental applications, prepare lease documents, coordinate move-ins and move-outs, renew leases, and maintain accurate resident and property records.
- Collect rent and other amounts due from tenants, monitor delinquent accounts, prepare security deposit refunds, issue resident communications, and follow established procedures for lease enforcement.
- Coordinate maintenance requests and unit turnover work in accordance with company procedures, communicate with maintenance staff and vendors, monitor work order completion, and ensure completed units meet company standards, expectations, and rent-readiness timelines.
- Conduct regular property inspections, including common areas, grounds, vacant units, and model units, to maintain cleanliness, safety, and curb appeal.
- Respond to resident concerns, complaints, and service issues in a professional manner and escalate matters when appropriate. Maintain high resident retention.
- Ensure compliance with company policies, Fair Housing requirements, lease terms, and applicable local, state, and federal regulations. Identify safety hazards and document any incidents.
- Prepare reports for reporting, update property management systems, and maintain organized files related to leasing, occupancy, maintenance, and resident activity. Maintain resident files and ensure accurate records in the property management software.
- Communicate regularly with the Regional Property Manager regarding property performance, resident matters, maintenance concerns, and operational needs.
- General office and administrative duties. Assist with coverage during times of unfilled positions or paid time off.
- Participate in after-hours response team on call rotation.
Ensure proper response and handling of all emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities.

- At least 3 years of experience in leasing multi-family properties
- Completion of pre-employment drug test
- Ability to work a flexible schedule, including evenings and weekends Travel
- Travel between properties is required.
Employee must have reliable transportation and valid driver's license
Hours:
- This is a full-time position.
Standard hours are Monday through Friday; however, the position requires flexibility to work occasional evenings and Saturdays to meet business and operational needs.
