Job Title:
Property Manager Summary:
The Property Manager is responsible for the efficient management of residential properties including, but not limited to, staff management, resident relations, property and unit inspections, financial performance, and any other responsibilities that affect the overall property.
Responsibilities:
Establish and maintain positive relationships with residents, addressing concerns, inquiries, and requests promptly and professionally. Implement strategies to improve occupancy, resident retention, and satisfaction. Manage day-to-day operations while focusing on occupancy, rent collections, and budget management. Assist residents in understanding rental obligations and offer support for financial management if needed. Monitor and manage the property's budgets, ensuring all expenses are within approved limits. Collaborate with accounting and finance departments to ensure accurate record-keeping and financial reporting. Manage an Assistant Property Manager, 2 Maintenance Technicians, contractors, and vendors to obtain competitive bids and select reliable service providers. Maintain consistent and detailed records of maintenance activities, expenses, and warranties. Conduct regular inspections of the property to identify needs and address them promptly. Assist with the preparation and submission of required reports, documentation, and certifications. Along with the Leasing Specialist, oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility. Organize events, fostering a sense of community, and addressing resident needs.
Requirements:
2+ years' experience in Multifamily Property Management. Experience managing 250+ units Bachelor's Degree preferred. Outgoing, friendly attitude and ability to make others feel welcome and comfortable. Excellent interpersonal, sales, and customer service skills. Excellent verbal and written communication skills. Detail-oriented and organized with the ability to multi-task and problem solve. Proficient in Microsoft Office Suite and Property Management software.
Physical Requirements:
While performing the duties of this job, the employee is regularly required to stand, sit, walk, and climb stairs and use their hands. The employee must lift and/or carry up to 10 lbs. The specific vision abilities required by this job include close vision. Must be able to travel by auto and operate a motor vehicle.
