About the Role We're excited to welcome an experienced Assistant Property Manager to our team in Waukesha, Wisconsin! This position supports two apartment communities and is ideal for a motivated professional with experience in Project-Based Section 8 and Low-Income Housing Tax Credit (LIHTC) programs. In this role, you'll play a key part in creating a welcoming, resident-focused community while helping ensure smooth day-to-day operations. Working alongside the Property Manager, you'll assist with leasing, resident relations, compliance, occupancy, and administrative functions to provide exceptional service and maintain regulatory compliance. What You'll Do Complete initial and annual recertifications for all applicants and residents in accordance with Project Based Section 8 and Low-Income Housing Tax Credit (LIHTC) guidelines. Interact professionally and courteously with current and prospective residents at two apartment communities. Foster positive, active, and collaborative relationships with residents, community partners, and associated agencies. Coordinate and complete resident move-ins and move-outs in compliance with company policies, procedures, and program regulations. Conduct unit inspections and help maintain the safety, security, and overall appearance of the communities. Guide prospective residents through the application, screening, and move-in process, ensuring a welcoming and positive experience from the first point of contact. Assist with rent collection, deposit preparation, account monitoring, and delinquency follow-up. Promote a positive living environment by engaging with residents, addressing concerns, and consistently enforcing community policies and lease requirements. Maintain accurate resident files and documentation to ensure compliance with all applicable regulations and company standards. Prepare and complete daily, weekly, and monthly reports as required. Collaborate with the Property Manager and other team members to support occupancy goals, resident retention, and overall operational success. Deliver exceptional customer service while serving as a knowledgeable resource for residents, applicants, and community stakeholders. What We're Looking For 2+ years of property management experience, preferably managing communities with 150+ units and experience with tax credit properties. 2+ years of experience with layered Project Based Section 8 and Tax Credit compliance requirements. Proficiency with Entrata software and Microsoft Office applications. A collaborative team player with exceptional communication, organizational, and customer service skills. A proactive problem-solver who takes pride in creating and maintaining exceptional communities for residents to call home.
